Help on a matched paired analysis

I agree with some of the others. She really wants to know why your doing what your doing. The reasoning and logic behind your adjustments. The whole concept of matched pairs IMHO is misleading. In order to do proper matched pairs, you'd have to have accurately accounted for every other detail that is known and not know behind the buyers decision to buy a certain property. In a large enough sampling, you will get down to a range with regards to the adjustments for particulars, but real life, this is still difficult to accurately do.

I believe this is just a sensitivity analysis - if i understand the premise- they are using the cost approach to estimate the net to the SF (GLA) - eliminating the land, site improvements, garage, etc. That is all extraction does, and so the sensitivity files we've published before could be applied equally well. They are seeking the value that gets the lowest variation between values.

I don't disagree, but it is another tool and someone to quote in a workfile if necessary.
