Certified Residential Appraiser

Hello, I'm new here and I hope this is in the right place. I am a PA certified residential appraiser and am definitely struggling with the times. I am starting my own business to take control over some of the things I can. I would like to also offer appraisal management services under one roof. I really just want to try to make a living here. My question is, What type of licensing and or insurance do I need here in Pennsylvania. I know I will need a basic license to do business and a DBA for a ficticious name. What else do I need? I have looked high and low for someone or some organization to tell me up front what the rules are in my state. I am just trying to do the right thing here and need a little guidance. I am an honest guy and don't plan to charge high fees. I just want to help my local appraisers get by and get to do appraisals in our own area. After all, aren't appraisers supposed to be running things. If every appraiser did management we sure could help each other out. Any help would be appreciated.

I’m not qualified to help, but there is a forum member who is. His name is George and I think he’s based in Coraopolis; it’s a very large AMC. The name of his company escapes me, but maybe he’ll see this post and chime in.

(1) Is it too obvious to respond "clients/customers"?
(2) Most here wish so but that has never been the reality and undoubtedly never will be.

Good luck, nonetheless! Sorry I have no insights for you.

Does he drive a van? No, no, that was another company. Whatever happened to that mobile appraisal service? America's Cutting Edge?

I'm afraid you asked the wrong question of the wrong crowd. This forum is NOT AMC friendly and as you can tell from the attempts at sarcasam, the chances of geeting the info you seek is slim to none. Good luck.

For $39 I can put the name of your AMC on our list.

Thank you all for reading and responding to my post. Even the sarcasm is indicative of the reality of our times. even if it seems unreal.

"Offshore" I hope George reads this and indeed decides to chime in.

"Pittsburgh Pete" (1) Clients and customers were what I had before hvcc. I have an extensive list of former clients that I can no longer contact as an appraiser. As a management company, I could go to those customers and offer a service to them and the company I used to work for as well as other qualified local appraisers. (2) Those who only wish are missing out on a great opportunity to take back some control in these changing times.

"Tom Woolford" I was taught that there are no stupid questions. How can this be the wrong crowd. I believe that the hvcc was created so appraisers could oversee other appraisers. It is the lack of appraisers who are willing to start AMC's that is hurting us all. This allows big management companies to sweep up all the business and use strongarm tactics.
As for the info that I seek. I will get it and I will use it for good. I believe all the naysayers are secretly wishing they had the answers. I challenge the rest of you to find the answers and put them here in the forum. This would allow smaller companies to start their own AMC and return to having local relationships with people we know and trust. Like before hvcc but better and less corrupt.

Feel free to shoot me an email at kdm at trustedag dot com. I tried shooting you a message the other day using the website, however I'm unsure if you received it. I'd be happy to provide my insight as to what's worked and what hasn't.

Take care.

1. I did not say it was a stupid question, I said it was the wrong venue, and explained why.

2. You are very much mistaken that the HVCC was created so appraisers could "oversee" other appraisers. It was created to reduce pressure on appraisers from direct contact with lending officers.

3. I said nothing to deter you from your goal. I do not share it, have no advice to give, and therefore can not help you.

4. A question though, if you are struggling to make it on a local level, which I assume means you have few clients, how do you expect to make it on a regional or national level when your competition is LSI, RELS, etc.

5. I truly wish you the best of luck, but tilting at windmills would be more productive, and entertaining.
