Help with my appraisal dispute

I don't like you not going back through lender on your concerns. I think you have legitimate concerns and should address with the lender. The lender is the client of the appraiser. Are you with me?

The lender is your best source for help. If I were the appraiser, you could call me directly and address your concerns. Okay?

I am trying my best to lead you in right direction.
Who said I wasn’t? I stated multiple times my lender asked me to put my concerns in an email that would be forwarded to the appraiser for the dispute. My post is asking how to address that best. I have one shot. You all are like cops. Really kind of weird in here. Very hostile. Very weird. I appreciate a couple of you though for your thoughtful answers. They were extremely helpful

Your doing good. Tell me your concerns. I will try to help you address them to your lender.

Let me make it clear don't address them to me.

I am totally in dark on the subject. You have to sink that in your brain.

It is not personal with you. I am just not competent to review an appraisal another appraiser provided to your lender.

I don't know the subject property. I am glued to real property rights and subject property and being competent to appraise those real property rights.

I am not cheap. Your lender could not afford me. LOL
 
This is unique because you have a skilled professional buying. Appraisal is not where skilled professional thinks it should be.


I am just not man for the assignment. Lender can't afford me.
 
After looking each home up on Zillow the subject is rough are the improvements going to look like comp 2 or comps 1 & 3? Comp 2 is clearly ultra custom vs 1 & 3 its guest house is nice too. We all would probably adjust a little differently a few dollars here or there. Search for local private appraisers and interview them for competence in custom/high value homes and express to the appraiser you don't believe the original appraiser gave full credit to your proposed renovations if they looked more like comp 2. Since it's a HML they may even use your appraisal if the value is different. Or pay the 150k or walk away.
