Here Is Why FHA Fees Go Up $150

FHA Attorney: "Mr. Appraiser, please tell the court how you could have certified, relying on MPS Handbook 4000.1 that you inspected all of the attic and crawl space areas, when it was obviously discovered after foreclosure, 3 years later, by a Licensed Home Inspector, that there was a roof leak in the SE corner and over 20 powder post beetles were found in the the far NW corner of the house, which was a contributing factor in the house going into foreclosure? Because of your negligence shouldn't you have your license to appraise revoked!"

Appraiser: "Well, sir, when I looked at the attic and crawl space, it was dark, but I used a state of the art LED flash light, but at 30 feet away, its hard to see a 1/4 inch powder post beetle, and I really didn't notice anything unusual about the roof. However, I remember there was a wind storm in December 2016, which had wind gusts over 80 mphs, and that could have been the cause, since the photos you've entered into evidence shows some missing shingles, which weren't missing when I was at the house."
 
But Mr. Attorney, the FHA mandates that the lender and the sales agent provides a copy of their booklet, 'GET A HOME INSPECTION". An appraisal is not a home inspection, that's why they are spelled differently.
 
What is Your "Time & Knowledge" worth ??
Ya'll Value sheit all day long, are you telling Everyone you have no idea how much Your Time is Worth ?? $400 / $800 / $1,500 - what is the Complexity of the Job you are doing ?

Last but not least; what is Your Geographic Expertise worth ?? Over the past few years, I have tried a few different of those analytical claims to fame; not one worked in my area, so when someone comes back with; they found this and they found that, I just aks them to provide the data. Funny thing, of all those requests made, I have never seen any supportable data from anyone. I have also requested the "Reviewer(s)" provide their; Certification or License, guess what, never got any of those either.

Your Fee, should be commensurate with the work required; that requirement is being fed to you by; The Bank & the Fed..........charge accordingly. Don't forget to Add In the "Hours for Response" time to the original Order; you know who you work for, you can also figure how much of your time they waste, after the job is complete.

Auto Mechanics in my area are in the; $90 to $125/hr range for work and $125 (Diagnostics Fee) just to see what "maybe" wrong, DO you charge a $125 Fee for any preliminary work ? Do you add that to your overall cost (Fee) ? The days of Fast & Cheep are coming to an end,............ all you have to do, is Find better Clients and learn how to Sell Your Services.

You keep saying that in spite of the Handbook EXPLICITLY AND REPEATEDLY say the opposite.
The Handbook can *say* whatever it wants to say,
however the true test goes like this:
  • Smells like Sh*t
  • Looks like Sh*t
  • Feels like Sh*t
  • Ugh.. Tastes like Sh*t
  • Must be Sh*t
If I have to go into the attic and note cracked beams, and other supports, identify FRT plywood,
note if there are any water stains, note mold or "black hairy substance" in attic, -or- crawlspace,
etc etc etc in crawlspace.
I believe that's the work of a home inspector, and local definitions of what a home inspector does, agree with me
... again, no matter what HUD/FHA says EXPLICITLY AND REPEATEDLY
 
I have decided that FHA is not going to be something I do anymore because I believe soon AMC's are going to want multiple pictures of all areas of the crawl space and attic. And I am not crawling into an attic with 30 to 40 inches of insulation. Nor am I going to crawl around in a crawl space that is 18 inches and on dirt. I'm 60. I don't need it anymore. I say if FHA wants a building inspection then get a building inspector. And besides that I know of many scuttle doors that are so hard to get into that I can't even do a head and shoulders. That's because they put 40 inches of insulation over the scuttle. So FHA can take a hike. I think their scope is idiotic and I'm not doing it anymore.

All I can say is that I hope more appraisers start thinking like this. I could use the work.
 
I think if I were to do an FHA appraisal, I'd simply add in my report:

FHA has re-emphasized to the lenders of the importance of recommending to the borrower that they obtain a home inspection. FHA has done this as it recognizes the appraisal report is not a substitute for a home inspection and the appraisal report shouldn't be relied upon as such. Consistent with the FHA directive, I advise my client and all intended users that my appraisal has been completed per the FHA protocol which clearly recognizes it is not a substitute for a home inspection, and consistent with that, recognizes that appraisers are not home inspectors, and the appraisal inspection is distinctly different from a home inspection.​

Or something like that.
