USPAP requires the appraiser not to be bias. Discussing results with one party of the transaction and not the other seems to conflict with the definition of bias.

why worry about discussing anything with either party? neither is the client in an appraisal for mortgage loan purposes. no conflict except in your head. you should really read USPAP some time since you like to quote it (erroneously) so often.

I just tell them I have no discretion in the matter and that it's a licensing thing. I also tell them I WANT them to have a copy of their report and they're entitled by law to a copy of the report they paid for, but it's up to the lender to distribute those copies, and I am not in a position to do it.

IRL, it's a matter of can't, not won't.

not sure what a "little click" is but you just make it easy to post corrections.

if you hate clients, USPAP and pretty much everything associated with this profession so much why are you appraising? go get a job as a greeter at walmart and make your life easier.

Hey Resguy, I've got a very similar statement in my addendum, it has significantly reduced the number of calls from homeowners. Good point Jgrant and Denis about angry homeowners ... With that being said I've got another question for you ... My company is listed on google and I get regular traffic from my website and google searches for non-lender work. It is not the bulk of my work, but it is nice to have on the side. They left a one-star review (previously had five stars from one other review) with a somewhat emotional response about how I screwed them over. I was planning to draft a response to the review pointing out the errors in what they have stated. There are several main points they have misrepresented and even blatantly lied about to make us sound incompetent and even rude. I'm hoping that potential non-lender clients will read the response to the poor review and recognize this was just someone not happy with the value. I imagine my response gets sent to them and could potentially cause another wave of emotion and avalanche of attack. How would you proceed? In moving forward in this profession I do think there is value in a strong internet presence, good reviews, and building non-lender work.
 
I have gotten calls from HOs. I tell them that my report stands on its merits. If they found factual mistakes (missed a bathroom or a fireplace) I will change it BUT they must go through the lender first. Differences of opinions will not be addressed. I then say good bye and hang up. I then call my client and let them know that they called me. I have found that they are paranoid about appraiser coercion and they call the HO and they tell them to leave me alone.
