We are NOT in a PUD...Thank you, Lord. We have a little "gestapo" voluntary civic club. We are eternally grateful for the fact that we are NOT in a pud. And NO amount of goodies could ever induce us into joining one. You are constantly at the mercy of whoever is now serving. Whatever nice guy started out, between the whiners and the wantabees, there is not a chance. They are all VERY political. And it is definitely WHO you and and WHO you know. After having lived here quietly for 32 years, I think I have the right to determine, that we are now at the mercy of a bunch of asses bent on politically correct, only for those who don't suck up correctly. To those kind or stupid enough to serve, more power to you. To those of you on a power trip trying to make reasonable pegs fit into your idea of the square holes...suck eggs. Paulette in Tx

Question as to value between areas with HOAs and areas without. Have a subdivisional area. Part of the area has a developer-established HOA which essentially has greenbelts and, as Paulette puts it, the Gestapo, while the adjacent portion does not. Absolutely no market differential. People want the particular home. The typical HOA is not a problem. Where there are very agressive HOAs, I've found that once word gets out, it can hurt the values as people don't want to deal with harassment. I've currently got a lake lot in an area that is not zoned and is handled by a HOA. Everybody started suing everybody else to the point that the Judge dumped the whole thing into a Receivership. Now the Receiver is completely redoing the bylaws and trying to start everything over. HOAs are not the last, great hope - generally just a way to pay for developer costs.
