Homogeneous banned from the appraisal lexicon

"Word salad" is now and will forever be Politically Driven,.
Similar to "accountability" Etc. that has no meaning for Politicians, just everybody else.

Who is the deciding factor of how you write a report? Is that IRS compliant as an Employee??
Deciding factor is you keep the reader in mind. Must not be any misunderstanding. If so, your report not clear and questionable of your objectivity.
 
I can't believe some appraisers still using the term "homogenous".
Just like I can't believe some in AF still use the word "orientals" for Asian Americans in US. Get with it.

Anyways, the word appraisers/agents are looking for is "homogeneous" with the second "e". Similar definitions, but slightly less offensive.....for the time being.

I give it 5 years before it's on the no-no list
 
Hmmmmm ... don't recall ever appraising a dairy farm ... so I've never had call to use that word ... :unsure:
 
TLDR, not sure if mentioned already, but the word is homogeneous. Homogenous is a medical term. So if solidifi is stupid enough to ban the wrong word, just use the correctly spelled word. :)
 
Thats BS I got my Brokers License in 1984 and belonged to MLS when most appraisers did not and the State of CA gave me 1,000 free hours towards my credits to take the appraisal license test becuase many of us had looked at hundreds of properties and new many facets of valuation. In fact I also did appraisals as appraisers did not have licenses back in those days.
Back then it wasn't easy to be an appraiser because you had to prove yourself that you knew how to appraise. State of CA waiving was cheap shot in grandfathering agents to become an appraiser. So your admitting real estate agents have some experience in being an appraiser and they have legitimate stance in criticizing appraisal reports.
The bar was much higher back then. Licensing made it easier for everyone to be an appraiser and clients/lenders to accept their credentials and competence.
 
Does anyone remember needing to take "Black Cats" out of photos? So under that theory of ridiculousness, what happens to photos of Balck sneakers?? Let's observe all of those "Interior Photo's." over the past several years and all the requests for all the interior rooms. I'll bet I can find photos of Black Oil Tanks; Black Pipe, Black Well Heads, Balck Tires and many more Balck items that will note ALL those Loans That May Have Been Denied. Racial Bias is the number 1 reason, let's have a Peek.
