Ben Carson didn't know what an REO was. Didn't know what it stood for. He thought the congresswoman was talking about cookies :ROFLMAO:

He could have chosen any department to be head and he chose the easiest one. No major changes thus no rocking the boat.
 
If you are an independent contractor to your client, then it's my legal experience, that you do own your appraisal reports -- you own the copyrights to them, unless you've agreed somewhere else, such as in an engagement agreement or contractor agreement, to grant that ownership to the client (or an AMC). However, you've also impliedly granted a license to your client to use the report -- the breadth of that license is what gets legally murky.
Based on the fact that you cannot disseminate that report to ANYONE (state boards aside) without the consent of the client suggests your legal experience may not be valid in this arena.
 
Latinx is extremely stupid and corporations are running with it for some reason. NPR used it for a bit and then I'm 100% sure they changed policy to 'use whatever you want' because now only like 1 person says LatinX.
I like LatinX. Sounds cool. If the term is derogatory, then it's not cool.
 
Sometimes I want to name out the church like "Jehovah's Church" or "Mormon Church" or "Moonies Church". I know it will bring preconceived perceptions but it's a fact and more revealing to the reader if I call out the name of the church.
Yet I don't want to test it in my reports.
Your reporting the owners name. Idk who that is.

Don't worry about faith or things like that. Focus on subject.
 
When you do places of worship, you need seating and attendance records. That is what keeps places of worship alive.

If I think the church or place of worship have effects on subject (churches in residential areas are unique), I call it out.
With my peers, do you call out a place of worship very close in proximity near subject?
 
Many places of worship have daycares and other facilities. Income approach. never comes into play.

I can tell you this. Places of worship are very dear near single family residential in Memphis.

Commercial sees no difference.

It is a buffer.
 
Many in Memphis provide private school. They have very good private schools.
