How do I get the appraiser to turn in her report?

I was told by the mortgage broker that they lender has not received appraisal and they don't know when they are going to receive it.

Is it ok to call the appraiser? I have her phone number on my voice mail.


That is complete BS. The MB is more than likely shopping the loan around to get the best commission rate or he can't find any lenders/investors that want his garbage loan/borrowers.

Call the appraiser that is fine.
 
I'd start preparing to put the house back on the market. Delays in getting an appraisal back are almost never a good sign no matter what the other side of the transaction may be telling you.
 
If we put the house back on the market and sell it to another FHA buyer, aren't we still stuck with the appraiser who has yet to turn in her appraisal?

BTW, I have called the appraiser and left a polite message inquiring about the status of the appraisal.
 
OK or not, most serious agents will do what it takes to close the deal.

Including attempting to brow beat and/or intimidate an appraiser with smoke and mirrors data and a loud voice.
 
Is your house listed as taking contingent offers? It should be. Put some pressure on everyone - and get it back on the market while the other side is screwing around.
 
My guess is that there is a very good reason that it "appears" that the appraisal has "not been turned in". I have had AMC's LIE to the lender and tell them all sorts of things while they "monkey around" with the appraisal, in some cases losing it all together. I see no problem calling the appraiser and asking if it was delivered. On the other side, I just did a "Rush" appraisal where the original appraiser did the inspection and then just disappeared for a couple of weeks without writing/delivering a report. I'd say try and get the facts from the appraiser and then yes, move on.
 
I've never heard of the law the appraiser has 30 days to turn in a report...unless it's a state law. I'd bet the delay is with the AMC. Either taking for ever to review or is brow beating the appraiser over a stupid stip that has nothing to do with FHA.
 
Doesn't your contract to Buy and Sell Real Estate have a provision for appraisals? Like Appraisal Deadline and Appraisal Objection Deadline. If these dates are not met are you not in violation of the contract and at the very least have to amend the contract? If the lender ordered the appraisal in a timely matter and the appraisal has not been completed by the appraisal objection deadline and the deal goes south you might have a case for monetary compensation from the AMC/Appraiser.

I have heard of 60 days for eminent domain (owner submitting a "full narrative" to the condemnor after receipt of comdemnor's appraisal) but no mention in Chapter 458 nor in the most likely places, the now removed RL86 (rules for professional conduct). I have no idea where the OP got the "30 days" from unless it is the typical time allotted on an offer to purchase (aka, part of the contract between buyer & seller and not binding on the appraiser) or some item of banking regs.
