it must be the area i live in as ive said more than a few times.

Does every appraiser in your coverage area experience the same magic ? Somehow I doubt it. Good luck though you sound like a nice person.

actually i just got off the phone with my mentor (again, who was strict) and he says he does 2 per day also. as ive said he is the only other appraiser i know thats why i like to come here to see what others are experiencing. joe flacco (the poster, not the qb) lives in my general area, i wonder what his days are like?

Well, your mentor trained you to do 2 a day and that is only appraiser you know. Based on years in business and reading the board, I'd say it likely is less about your geo area and more about how you work which is either genius efficient or shortcut generic.. or both. If an appraiser is trained a certain way and has true believer status about the training they might not be able to determine a difference.

believe me his 2 per day takes a lot longer than my 2 per day, lol. and ill readily admit proudly i am shortcut generic with a lot of efficiency sprinkled in. the very second i get to a credible, compliant and concise report i am done and move on to the next one. some people will never be able to switch to this mentality and i understand what i say to some may sound outrageous. it took me about 100 inspections to become comfortable with using a laser very recently but i thought it would take a much shorter amount of time. but, as with all change at my advanced age (46) change is not always as easy as it seems.
