How do you handle granite gourmet kitchen adjustments?

Granite prices vary widely from around $35 per sqft to well over $150 per sqft. I know buyers wax their pants over the granite issue but half the time I see houses with granite they have the ubiquitous Verde Butterfly (boring) as opposed to some fancy Moscarella granite. Quantify that!
 
Normally, high end or exotic granite should be in line with the rest of the kitchen, top of the line cabinets with miele appliances, restaurant style ranges etc, in a high $ home. A thin slab of boring mid level granite would be a deficiency in the high end kitchen, just as double thick exotic granite might be an over improvement in a tract style house.

I usually adjust for the kitchen upgrades or quality as a "package", and rarely would adjust only for granite, or the quality of granite, though there are exceptions.
 
So, you're saying that if they have granite tops, you take it for granted? :icon_mrgreen:
 
?? Typically, granite counters go along with an upgraded kitchen, if a comp kitchen is not equiv upgraded, which normally means granite , I would adjust for not having granite, but usually granite counters go along with other upgrades, such as wood cabinets vs mica etc.

I have seen cheap granite slabs stuck on old cabinets and that barely qualifies as an upgrade...usually it is in a flip house where they are trying to glitz it up without spending a lot of $ (new cabinets are more expensive then plunking down a thin slab of granite on old counters)...and that kind of cost cutting usually meand the rest of the "renovation" is cheap...it might get an adjustment if market is returning one but it's a tough one , because new granite stuck on old counters looks ridiculous.
 
It was said as a play on words....take granite for granted (esp since your name is Grant)

Not necessarily. I forget the franchise company name. My parents had their kitchen counters covered with new engineered stone slab. It looks great. :clapping:
