How do you non-broker appraisers obtain MLS?

Just wondering how those of you that don't have a broker's licences are able to obtain access to the MLS?

I just took some CE yesterday, damn those agents drive me nuts, and wondering how you avoid it.

It may be just a Florida thing, but there is something called a "Thompson Broker". This allows you access to MLS without being a broker, or paying the annual dues. You just pay the monthly fees, and a transaction fee if you place a listing. You might also check into being an Affiliate member. That may give you access to the data without all the costs of a full bore broker.
 
I have no intention of dumping my broker's license, worked too hard to get it. Just wondering how other PA appraisers get on line with the MLS.

So far, not much of a response.

CA not PA, but I lived there for a while around 3rd grade. :leeann2:

Our MLS allows appraisers to join. No prob, just $360 a year. I think there's a fee for inputting a listing. Not sure since I never do that. :shrug:
 
I have a membership with my local association of realtors (pay the annual dues, monthly MLS fees, blah, blah, blah). With a letter of good standing from my local association, I have access to several neighboring area MLS databases for the monthly fees only (usually some one-time setup fee, though). Only problem I have is that some areas I only get access to closed sales as they do not give appraisers listing information unless we pay realtor dues and rates.

I subscribe to Trend, a PA, NJ, DE MLS, and all I did was call and pay. I am sure that they asked for a copy of my appraisal license, and you need to belong to the local board of realtors as an affiliate member.
 
Here in Ak. we appraisers are allowed to join the MLS without being a broker. It's approximately $70/month. You also have to be a member of the local board of realtors and be certified.
 
In upstate NY we are allowed to join the local realtors board if we are appraisers, and pay the same price as a broker
 
MRIS covers a significant region, including southern PA .. apparently anybody can join, just non-Realitors pay a fee equivalent to the membership fee .. (MRIS.com) ..
 
I'm an agent, but I have not sold a house in 2.5 years. about $100 month in fees, I called WPMLS about joining as an appraiser $7500-$10000 initiation fee.
