How long until HVCC goes away best case scenario?

Funny you should use a war metaphor. The whole mess is the result of the government manipulating lending practices in order to hyper-inflate the economy and foreign investments in order to generate money needed to sustain a multi-front war againt islamic extremism.

The good part is we don't have to repay the money like a loan. "They" have to sue to get their money back.

I really am trying to understand but I just don't get it. I was hoping you could give me some insight. I promise I won't attack you. I'd just like an answer to one nagging question. Why are you willing to give up a large percentage of your fee just so you don't have to deal with shady loan officers or comp check requests?

I've always been able to say no to shady loan officers and comp check requests. Since I was always able to do this on my own, why should I believe the HVCC is the best thing that has ever happened to us?

Attack me! Funny.....I have given up on average I would say $10-$25 not to deal with these idiots, this is more than worth it to me. I can do appraisals without a pre-determined value given to me by some lowly L/O. The funny thing is the estimated value is never even what the H/O or LO thinks the homes worth, its the value they need you to hit. I just can't believe some of you would rather do work this old way. This is not even mentioning the hassle it use to be to collect your fees. What if the loan didn't close? How many LO's have you all had to track down and threaten with lawsuits. Sorry, but I would rather do my job without any pressure and get paid on a certain date every month.

PS- I must ask you how you have steared clear of shady L/O's?

I have nearly as much trouble getting paid timely from AMC's as I did with LO's....forget that the LO's just paid the fee I quoted in stead of ******the hell out of me......

and there is where you are wrong. . .there has NEVER been an LO that has paid an appraisal fee. Either the homeowner paid at the door. . .it came out of loan proceeds. . .they asked you to put in on the next orders (RESPA violation). . .they asked you to charge an extra $50 per appraisal to build up a "bank" for those that did not close (again RESPA). . .or they wanted to "work something out" when a loan did not close.

I have had MANY tell me over the years that I should be willing to eat a few now and then for the volume they are giving me. . .all the other appraisers do.

So in the end. . .who really was getting screwed. . it wasn't the MB or LO.
 
The cheapest and the fastest is the free market system. Somehow, you want to bend the market to reward the most accurate. Having lenders pay the full price for making bad loans instead of bailing them out would be a good start.

Is this guy serious!!!You cannot be a and independent appraiser. What AMC do you work for? The cheapest and fastest is the free market!! Dude get real, The cheapest and fastest is the crap that got us in this mess and what's getting us deeper now. I guess for you, coming up with an opinion of value is like selling a used car, who can get rid of it the quickest. That comment is rediculous for this profession.

I have done 1 appraisal for an AMC in the last eight months, and I haven't the payment yet. Oh yeah, much better now!!! What a joke

Wrong again. . .what got us into this mess is appraisers "hitting the number", ingnoring deferred maintenance and making the reports help the loan close.

So what you are saying is that an AMC is going to solve this? Oh yeah, these guys doing the reports for half of the fee are so much better now with stating the deferred maintenance.
