How Many Double Check Sketch Before Leaving Property

I hate when that happens. I try to take extra X Y interior dimension with the disto as a double check. Can't use the Mobile sketch app in the bright sunlight here.
 
Total mobile is the way to go. The sketch is squared, you see where you could have made a mistake, etc. Very few rectangles here. 30-45 minutes for most inspections. Some difficult homes take longer.

please tell me you dont mean it takes 30-45 minutes to do the sketch only in the field?

I'm not answering for Tim....
On occasion it has taken me longer on a really large and complex shaped home....
Usually due to the 2nd story being the culprit...
The 3rd story of a Victorian is always awful....

When I am done with the sketch, I am done with the property. I don't fly through the property hoping I don't forget to check all the amenities. Flooring, walls, wainscots, counter tops, etc. I have done some tiny houses in less time. Have you ever found a repair needed in your blazing inspection? Have you ever done an REO appraisal where you have to note repairs? I am not very slow on inspection either. Tell me Digger, have you ever come in lower than sales price on a property? The first complaint out of a home owners mouth is the appraiser wasn't there ten minutes. Have you ever failed to notice an amenity on your lightning inspections? Would you even know if you did? I know you stress quantity over quality, but there should be some middle ground. What's your hurry?

Lender required 2 appraisal on this sale....
I was the 2nd appraiser and it took me around 2 hours to complete the inspection....
The 1st time I arrived at the property agent told me I had 20 minutes because he had to leave for another appointment....
So I rescheduled and the homeowner met me for the 2nd appointment....
Both the homeowner and the listing agent told me the 1st appraiser was there for less than 30 minutes....
It must be the tape measure that slows me down....
Thankfully I don't get many of these assignments....
And most homes in NE are 2 shoe boxes on top of one another... :LOL:

first off chill bro im not ragging on you just looking for knowledge where i am lacking ie, mobile sketching. so far im learning its not for me and your previous post shocked my sensibilities, lol because even you pointed out im all about speed. so... we're cool, i dont think any less of you because of the way you do what you do thats your gig and it works for you so im happy for you. and yes, i have gotten a speed complaint or 20 over the years but after you open every door, take pics of every room and check what needs to be checked im done and gone and the clients are cool with my response. as far as that abomination uc bruin pointed out i guess the plurality of homes like that in my hood are paid for in cash so i dont appraise those. most of my homes are townhomes and box colonials. that probably has a lot to do with the aforementioned speed.

as far as hurry i think it goes like this. some people stress the best of the best and as they age that trait becomes more and more important to them. the sketches get even more detail. charts and graphs are added etc. thats the path that particular appraiser has chosen to go down. when i first started as a trainee i was paid to type reports for $40 per. the longer and faster i worked the more i made. that appealed to me so my chosen path has been compliant, concise, credible reports done in the quickest manner possible. when datamaster came into my life i thought i was in heaven, lol. so now a lot of people have been touting mobile sketching and that piqued my interest but the more i learn the more i know its not for me. :peace:

screw that! id quit the profession.
 
I always make a.notation if one of my measurements might be off (like 20 feet, 4 inches) and square that off with a more accurate dimension. (Typical in 100 year old homes) I
always trust my measurements over a jamoke measuring a house for $5/hour.

Sorry, but I don't buy that. I've been using Total mobile applications in Florida for about 20 years. Doesn't take much to turn your back to the sun.
