I have altered reports that were delivered to the lender and to borrowers that are NOT what the appraiser sent.
Some were converted into an ACI software form, some into AIReady.

Appraisers have been removed from approved panels for asking a lender/client for a copy of what an AMC delivered to them!!!!!"


HOW SAD ARE WE AS A PROFESSION?
Why is it so few try to do what is GOOD and what is RIGHT?
Why is it that 100's or even thousands of appraisers have read many of these statements of fact before yet continue to give in, OR EVEN DEFEND THESE PRACTICES?
Why is it that as a profession that the "leaders" bury their head in the sand and do not want to take on the most important of issues involving our profession?
Why is it that as a Profession most take far less of a Professional Approach to our jobs than a garbage collector does to theirs?
Why is it that we have so many that drag our profession down by providing cheap, fraudulent, inadequate , unsupportable services without penalty?
Why is it that many of the most honest in our Profession struggle to survive economically, while the dishonest flourish?
Why is it that we have allowed it to come this far?

My challenge and pledge to myself and to all in our profession is this:

SKIPPY you are on notice! I will not tolerate your inadequate, misleading, cheap fraudulent services any longer! Every time I run across any evidence of such you will be reported!

State Board members I will be attending meetings and I will be pushing for stricter penalty's when SKIPPY is reported for fraudulent practices!

State Representatives I will be active as an advocate for our profession, writing letters not just to you asking for more protection, funding and legislation but also to major newspapers editorial departments asking why haven't you helped stop this cycle of fraud , abuse and intimidation.

Software providers be on notice I have alternatives! I don't work for you. You are paid by me! If you conspire to deliver my Appraisal in a format that I did not send it in, or disseminate it without my authorization prepare to be held responsible!

Lenders/ Clients , current or potential, the new policy is
1 STRIKE AND YOU'RE OUT! You try to intimidate ,pressure or affect my independent , unbiased valuation in any way and you are fired!
And I will not stop until you are found out for what you are!

I WILL NO LONGER JUST SIT IN THE CORNER AND ALLOW MY PROFESSION TO BE PROSTITUTED OUT WITHOUT EVEN ATTEMPTING TO FIGHT BACK!
IF YOU DON'T WISH TO BE PART OF THE SOLUTION TO MAKE OUR PROFESSION AN ACTUAL REAL PROFESSION

FIND YOURSELF A NEW LINE OF WORK!

Great post. Let me add this.

Almost every documents that goes into or out of your state appraisal board is public record (with few exceptions). Learn how to use the Freedom Of Information Act (FOIA).

You will be amazed at what you can request and receive and the evidence is right there for you to look at. Years and years and years and MORE years of inaction by state boards. Plenty of complaints, often plenty of guilty verdicts
......minimal or non-existent discipline.

Don't tell me what your board did last year....tell me what they did starting in 1989. What was NOT DONE in the 1990's and well on into the 2000's
is the reason we have a sewer full of dishonest, incompetent and unethical appraisers. There are backlogs of appraisal complaints (some 2-3 years old in some states) and the same old crooks pouring out more crooked appraisal with each day with little or no fear of being caught or prosecuted. Of course none of this applies to stats that have no mortgage fraud........

Disgusting.
 
What is sad, with all of this going on and proof of it, it is very hard to gain the attention of the press, the regulators and the politicians.

Reminds me of what happens to honest folks reporting a crime to their local police in the days of Al Capone. You are more than likely to be victimized by the police for making trouble for the powers that be.

He has been reading on here and has talked to a number of appraisers. The more the better.

What is sad, with all of this going on and proof of it, it is very hard to gain the attention of the press, the regulators and the politicians.

Local newspapers usually has "blogs" on the internet as part of their website. I'm a blogger. Holly Wood is moving into Louisiana. And, CENLA is being targeted by Holly Wood as I speak. CENLA means, "Central Lousiana". I believe a film studio is being considered, too.

Plus, Louisiana is in the news sooo much. Especially Central Louisiana, now, with all that Jena, LA. stuff. The little town I live in even made headline news during that time. After that, Alexandria, La. was in the headline for a while.

Shreveport is thriving from the film industry. But, media, in Louisiana is frequent. I see them, they stick out like a sore thumb, in CENLA. Some brokers say, in small towns, declare that people from out of state call wanting lots of land!!! - they just really want to be in Louisiana, the brokers say.

Alexandria, La. is located in the middle with a new international airport. I think Holly Wood likes that. The media loves Lousiana, I think.

Plus, the new Governor got elected due to the fact he constantly speaks out against corruption and declares that if corruption rears it's ugly head it will be gone. Louisiana was and still is a corrupt state, beyond than one may could imagine.

But as for media, the media and Holly Wood loves Louisiana, I believe, right now atleast. All I'm saying is that location and timing has a lot to do with value. The real estate market is one reason why a stimilus package here is being considered right now to stall the recession - lol.

I'm rambling on.., just thought I may be able to contribute my thoughts on that quote. What I said may not mean nothing to anyone, but I felt like saying it; it's on topic, atleast. I'm gone now.
