First sentence seems to indicate Pam has altered reports. Does that mean she has in her possession altered reports or that she has altered reports herself? Might be important in the future. And you wonder why lawyers are trained to parse their words?
 
Read the rest of the sentence. Seems very clear to me that she is referring to reports in her possession that are not what THE APPRAISER sent to the borrowers and lenders.

"The appraiser" indicates (clearly to me) that she is not referring to herself but to the appraisers who sent in reports and those reports were then altered. She has copies of THOSE altered reports.
 
I have copies of those altered reports. "Reports" is plural. I did not alter them and I did not do the originals.

HOW SAD ARE WE AS A PROFESSION?
Why is it so few try to do what is GOOD and what is RIGHT?
Why is it that 100's or even thousands of appraisers have read many of these statements of fact before yet continue to give in, OR EVEN DEFEND THESE PRACTICES?
Why is it that as a profession that the "leaders" bury their head in the sand and do not want to take on the most important of issues involving our profession?
Why is it that as a Profession most take far less of a Professional Approach to our jobs than a garbage collector does to theirs?
Why is it that we have so many that drag our profession down by providing cheap, fraudulent, inadequate , unsupportable services without penalty?
Why is it that many of the most honest in our Profession struggle to survive economically, while the dishonest flourish?
Why is it that we have allowed it to come this far?

My challenge and pledge to myself and to all in our profession is this:

SKIPPY you are on notice! I will not tolerate your inadequate, misleading, cheap fraudulent services any longer! Every time I run across any evidence of such you will be reported!

State Board members I will be attending meetings and I will be pushing for stricter penalty's when SKIPPY is reported for fraudulent practices!

State Representatives I will be active as an advocate for our profession, writing letters not just to you asking for more protection, funding and legislation but also to major newspapers editorial departments asking why haven't you helped stop this cycle of fraud , abuse and intimidation.

Software providers be on notice I have alternatives! I don't work for you. You are paid by me! If you conspire to deliver my Appraisal in a format that I did not send it in, or disseminate it without my authorization prepare to be held responsible!

Lenders/ Clients , current or potential, the new policy is
1 STRIKE AND YOU'RE OUT! You try to intimidate ,pressure or affect my independent , unbiased valuation in any way and you are fired!
And I will not stop until you are found out for what you are!

I WILL NO LONGER JUST SIT IN THE CORNER AND ALLOW MY PROFESSION TO BE PROSTITUTED OUT WITHOUT EVEN ATTEMPTING TO FIGHT BACK!
IF YOU DON'T WISH TO BE PART OF THE SOLUTION TO MAKE OUR PROFESSION AN ACTUAL REAL PROFESSION

FIND YOURSELF A NEW LINE OF WORK!

Great words, great feeling...go over to the Broker Outpost my friend and peruse the lengthy Catfight for Comps. You have a formidable enemy, many have proudly posted their 'beeeeutiful' websites. I sit, depressed. It makes me sick. They do not understand. They do not WANT to understand... it will affect THEIR bottom line. I support you.

They understand perfectly, it's just that they're too arrogant to care. You've seen their websites, give them a call! Pretend to be someone that could alter their perception; Fed Dept., State AG, Rogue Appraiser, Disgruntled Employee, HUD DEU. etc. All of those "we must have $$$ value or do not proceed", "comp before doing appraisal???", and my favorite "please pre comp before we ORDER an appraisal to see if value is there" need to receive many calls.
 
There is little non-academic no testing before appraisal license or certification is awarded to the seekers.

No backbone test
No character test.
No ethics test.
No test for the "coward gene".
No test for "just say no" ability.
No common sense test.

I am sure there are some other "missing" tests.

We are very sad as a profession, because there are very few that will state up and fight for what is right!!! I will add one thing to the above and that is Why is it when a good appraiser gets caught up in this mess they are getting punished significantly!!!

I have been attending my board meetings for approx. the last year and will continue to do so! Any appraisers out there in Oregon I would love to meet you at the next board meeting in April 08.

Local newspapers usually has "blogs" on the internet as part of their website. I'm a blogger. Holly Wood is moving into Louisiana. And, CENLA is being targeted by Holly Wood as I speak. CENLA means, "Central Lousiana". I believe a film studio is being considered, too.

Plus, Louisiana is in the news sooo much. Especially Central Louisiana, now, with all that Jena, LA. stuff. The little town I live in even made headline news during that time. After that, Alexandria, La. was in the headline for a while.

Shreveport is thriving from the film industry. But, media, in Louisiana is frequent. I see them, they stick out like a sore thumb, in CENLA. Some brokers say, in small towns, declare that people from out of state call wanting lots of land!!! - they just really want to be in Louisiana, the brokers say.

Alexandria, La. is located in the middle with a new international airport. I think Holly Wood likes that. The media loves Lousiana, I think.

Plus, the new Governor got elected due to the fact he constantly speaks out against corruption and declares that if corruption rears it's ugly head it will be gone. Louisiana was and still is a corrupt state, beyond than one may could imagine.

But as for media, the media and Holly Wood loves Louisiana, I believe, right now atleast. All I'm saying is that location and timing has a lot to do with value. The real estate market is one reason why a stimilus package here is being considered right now to stall the recession - lol.

I'm rambling on.., just thought I may be able to contribute my thoughts on that quote. What I said may not mean nothing to anyone, but I felt like saying it; it's on topic, atleast. I'm gone now.

The threat to this profession doesn't come from mortgage brokers or unethical lenders. It comes from the greed, incompetence, inexperience and fear of licensed or certified appraisers who are "just trying to make a living".

I've been a critic of Illinois' appraiser regulators for some years now. Apparently, the federal regulators agree. Whatever the reasons, Illinois and other states are not keeping up with monitoring appraisers. They are not handling cases.

I'll bet a dollar to a doughnut that if appraisers who violated the USPAP requirement to not act as advocates for their client's interests were fined $50,000 for each offense, many of our industry's problems would disappear PRONTO! Appraisers who know there is a REAL potential for loss will shape up really quick.

The lending industry has been pointing fingers at appraisers all along and I've agreed with them. As long as there is ONE appraiser willing to play the sick little game that's been set up by some of the lending players, the problem will continue.
