How to Fight AMC Abuse of Appraisers

The hardest thing for many appraisers to do: Don't work for AMCs.
Right, and no strike is needed, which will not work due to there is no appraiser union and we do not all work for one company like Starbucks workers do,

Ia appraisers happen to decide in a similar time frame to stop accepting AMC low fees, the lenders HAVE to close their loans! Lenders typically have a tight deadline on most loans and lose the loan if they do not close, the lose the loan.. Like magic, lenders would suddenly re-assign those orders directly to get their loans closed,

And it would only take about 2- 3 weeks for it to happen.,

I m already AMC free, Ipaid my dues some years back bnuring through personal savings to get there. Can other appraisers manage to forgo their mostly lost AMC income for 2- 3 weeks? I was not rich and had no other means of support. I have been self-supporting since I was 24, so it was not easy or a free ride.

I've said it before, but what would happen if every appraiser sacrificed one month of AMC income and put themselves out of office for the month of April?

I wish they would. How about start in March?

I mean, their income is so shi** from the AMC;s anyway

I sacrificed 2 years of savings and forgoing work to get out from under, as have others.

AMC's have the client name on top, and most tend to repeat clients, XX BAnk or YY lender - the appraiser could send a letter that they are accepting direct order work to those lenders and not even mention why. These lenders approve Appraisers on an individual basis, you are already approved by them,

LEnders can use a portal such as Mercury or appraisal port eay peasy.

There will be big news about appraiser shortage and the need to use the AVM 100% of loans.

^^^ I'm glad I didn't say that. I was thinking it but I didn't say it.

our 'advocacy groups' for the most part do little more than have happy hours
That's one solution. Just drink our problems away.
names on a petition
Remember the huge impact of the appraiser's petition back nigh 20 years ago?10,000 names. Me neither.

I did not say strike, I suggested each individual appraiser raise their fees to the AMC, either one AMC at a time, or two, or all of them at once.
I wish that would work, but from the appraiser perspective, I think any action would have to be some kind of coordinated action by a LOT of appraisers.

Then we can counter with our own news it is not an appraiser shortage, and every appraiser who is not accepting the AMC work is happy to accept it from the ldner directly.

The problem is not the AMCs; it is the poor pay that reaches the appraiser when they are used due to an HID lender perk of the fee split to a third party. Let the lender use the AMCs all they want, but let the lender pay a cost not associated with the appraisal fee.
