How to Fight AMC Abuse of Appraisers

I wish that would work, but from the appraiser perspective, I think any action would have to be some kind of coordinated action by a LOT of appraisers.
Would a simple email suggesting it be sent to every appraiser whose email is available from licensing be effective?

I doubt anyone here has the time to be some kind of mastermind coordinator, but maybe someone out there does.

Personally, thought I would like to see it happen, it does not affect me and I can not put in some enormous effort to make it happen. Those affected who appraisers who work for AMC's need to make it happen. But the other efforts can work perhaps - NAR esp hates AMC;s as a rule, I have interacted with enough RE ahnets to know - almost th first thing they ask is do know th eara a nd then they relay a horror story about an out of area AMC appraiser.
 
There will be big news about appraiser shortage and the need to use the AVM 100% of loans.
According to GSEs waiver levels are set based on their internal risk tolerance, not appraiser capacity.
Gee I bet that would persuade the public to take up the appraiser's cause. Not
I wasn’t aware the public is going to take up the appraiser’s cause. I guess appraisers should wait on that instead.
 
Meh, don't rain on their picnic. They've already got enough problems.

The public cannot take up a cause they are not aware of. And the approach is not the appraiser's lone cause, the approach not disclosed AMC being used can affect the public consumer every time they apply for a loan,
 
On the one hand I strongly recommend appraisers use the "public good" angle in their appeal because that's the only theme I think will resonate with the public or the politicians. On the other hand everyone here understands this discussion is really only about the appraiser's fee. IRL, the plausibly deniable use of the "public good" angle is strictly subordinate to their fee problem.
 
WRT the pubic - the approach should not be as appraiser's lone cause, the approach is the not disclosed AMC being used and its impact on appraiser selection and why it is linked to the fee split and how that can affect the public as a consumer every time they apply for a loan- as explained in the threads.

It is interesting that we have to spend half our time responding to appraisers who argue why AMC low fees are the appraiser's fault. or whho like to mock and denigrate any effort - it saps energy from addressing the problem in an effective manner, which I assume was the purpose.

How many time in their lifetime does someone apply for a mortgage. I can count how many time I have on one hand without using my thumb. Do you really think the consumer will really care about something they pay for maybe half a dozen times in their lifetime, I don't

The fee appraiser fee problem is what creates harm to the consumer with the AMC choosing less experience to appraise and passing over a higher fee experienced appraise, even if their fe was vered y the borrower paid

If the appraisers fees were affected so drastically, the consumer problem would not exist.

How many times do we read ( every day ) queries from clueless appraisers that include, "I am working on an AMC order" ( and then they ask aa question that shows a complete lack of understanding of the basics ) THAT appraiser is probably selected for a low fee instead of ... the experienced appraiser - if that is not a problem for the consumer then what is?

And it was fee-driven. That is part and parcel of the problem.
