How to tell differences in window materials?

And the next question...the only one that really matters...is there a monetary difference in market reaction for vinyl clad versus all wood windows or versus whatever kind of window? If not, it's kind of irrelevant, huh?

Only if you think the section regarding the appraiser to comment on windows and materials on page 1 of the URAR is irrelevant. Which it may be. Until someone wants to make a fuss that those "vinyl" windows are actually built of some other material and takes the appraiser to task.

May never happen. But like to make my reports as "bulletproof" as possible.
 
I would adjust upward for bulletproof windows.

Then I would call a million repair conditions because the weight of the windows would probably be cracking up the foundation.
 
Okay wood and aluminum (metal) windows are easy enough to figure out. But what is a tangible difference that an appraiser can identify between fiberglass and vinyl? Low-E vs. a typical thermal window?

The NFRC certifies the energy efficiency of products such as windows and doors and applies specific ratings to various manufacturing specifications. Many manufacturers have registered their products which can be researched through the NFRC website.

This is the best answer I have read so far.
 
All you really need to say in the windows section is....'Double Hung' or 'Casement', etc. If you want to try to be more specific, fine. But then you have to make sure you are correct.

Did you ever look at the price of bulletproof windows? Sheeesh!!

Do you open windows to make sure that the window is actually double hung not single hung?
 
Sometimes, but you don't have to open them to tell. For FHA, you are supposed to open bedroom windows to make sure they work.

Agree about the FHA part, but some windows are almost impossible to tell SH versus DH without opening.
 
Would you call the older metal dbl pane windows built in 1970s metal sliders or dbl pane?
