HVCC Compliant, LOL !

Since we all need a laugh - I got a request that the following verbiage be added to my report :

'I certify, as the appraiser, that I have complied with the Home valuation Code of Conduct in all aspects of the appraisal process.'

It would be funny if it weren's so sad, that uneducated clowns with no credentials are in charge of appraisal ordering and selection. No wonder the USA is slipping further behind other nations, all one has to do is see how the integrity of our collateral evaluation has been hijacked for profit by those least qualified.
 
Good points, and I'll add that by not adding this to my report, I run the risk of being blacklisted.

errrr That would be "least qualified" -or, maybe- "most unqualified"

Thanks Riick, seems the word "unqualified" just jumped out there...

Tell them you don't do retrospective certifications, as a conversation starter:shrug:
 
Well, earlier this week, an appraiser spoke on the forum of the "Dobb Frank Act". It was not a typo. I would have commented, but I am apparently running low on "points" on the forum, and needed to be nice. :shrug: It is not JUST the underwriters who scare me!

EMOTICON ALERT - EMOTICON ALERT. Emoticons have been proven to be bad for my health. When I see them, I usually feel the opposite feeling of what the image is trying to convey.
 
I replied 'that the HVCC was retired in October 2010 and is no longer in effect. Also, neither it nor its replacement (the Appraiser Independence Requirements from Dodd/Frank) pertain to the appraiser complying with anything. Rather, the client is the one that is required to be in compliance.'

And they replied that they would still like to have the comment placed within the report.
