Hybrid and Desktop Inspectors

For the desktops, will the lender procure the floor plan?
Or will appraiser be stuck doing it ? Is the Appraiser expected to direct an owner over an iphone app to measure and photo their own house or condo ?

Just to clarify, only the desktops are being widely adopted by the GSEs at this time. Hybrids are still being tested and have not been formally adopted for GSE use.

We’ve been approached several times by a couple clients wanting desktops with a third party inspection. I have been a skeptic, but wanted to see how this was going to work. We accepted one, that we just appraised 5 months ago. What was provided, really impressed me.

We received scores of descriptive photos - a complete house layout - commentaries galore pertaining to the inspection. It was very professional and dwarfed what I’ve seen in the past by most appraisers. The sketch was very accurate in comparison to mine, and within 40sf of my calculations.

In that case, we were able to do the analysis with confidence. Helped that we already knew stuff from the past report. But I will not lie out here, as the 3rd party info was solid. This wouldn’t work for some properties we are assigned as this is a very rural area. But for that particular one, I was really floored to be honest.

I would still rather inspect the property myself. Now, if they want Joe Inspector to inspect the 6500 sf home with angles for their paltry fee...

That does sound good !
But the desktop 1004 means nobody inspects - no third party providing photos and a sketch -
It looks like the appraiser is supposed to chase down it all? Unclear who is supposed to provide the floorplan or if none exists, upgrade to full inspect or use an iphone app with an owner or RE agent running around doing their own measuring and photos -

I think many have difficulty understanding the differences between the desktop with the information supplied by the 3rd party (including floor plan and interior wall) versus the hybrid report which includes the inspection being done by somebody else too. It would seem the hybrid report would be superior to the desktop in theory. I suppose there’s more debate coming.

I know. It’s confusing, as I thought the whole desktop concept would not involve any inspection, yet, FNMA requires the floor plan with interior walls. Head scratching stuff. Lol
