Class is so giddy about using hybrids to eliminate appraisers from inspections to reduce racial bias.

No question it reduces racial bias, LOL. So the PDC can't be racially biased and has nothing to prevent them from being so. If appraisers "lowball" they are gonna lose clients and potentially their license.

And FNMA partners with them.

If you had strict standards, issues such as bias would be largely insignificant. The entire appraisal system is a sloppy mess.

You really are not going to succeed with STANDARDS focused on motivation (e.g. not being biased) --- you will most likely just create an equivalent or greater bias in the opposite direction.

It's just a bunch of mediocre appraisers wallowing in mud, - although some are making very good money doing so - even though they are categorical idiots. But there is nothing to do about it, anytime soon, - except to try to wade around their muddy environment. [ I hate to be so cynical --- and it probably doesn't make a dent. ... ]

I think a more likely bias would be this scenario.

Subject purchased a year ago

Appraiser to appraise for a refi.

Comps show a lower value than was purchased for a year ago.

Person that greeted the appraiser is a minority and they are afraid of a discrimination lawsuit and losing their ability to get clients if they do the appraisal correctly.
 
The passionate argument in favor of hybrid products is eerily similar to the last stand of Zaio when we were told to get with the times or be left behind. Could there possibly be a comeback behind the scenes where hybrid/zones are being offered? If so, I’d love to know how to short this cutting edge product. :cool:
At least for me... I'm neither in favor nor opposed to hybrid products. I'm not a lender. I'm not a government policy maker. I'm an appraiser. Hybrds aren't going to go away because appraisers as a group don't like them. I decide whether to accept hybrid assignments or not and how much my fee will be if I do. If I don't, that's fine... other appraisers will.
