Best to not worry about thing's you have no control over. Someone always fills the vacuum and who know's a young energetic guy or gal may love doing them. Even some older folk's may enjoy a change from the boring old 1004.

It "is" a 1004....just with different certifications and reliance on some knucklehead who doesn't know how to measure a house or convey functional obsolescence, external obsolescence, deferred maintenance, Etc. And....you have to take the unlicensed, uninsured's word for it.

Deferred maintenance is observable by almost anyone with basic training or common sense. As broker I knew more about deferred maintenance and it's negative effect on marketability and structural than most appraisers.

Measuring is easily taught anf few apprasers were ever formerly trained.

My point is you call folks knuckle heads is stupid and a license trains nobody it's a state tax and regulatory issue. We didn't even have licences when I started. Appraisers should have always been spending more time on valuation and less on thing's which can be done by others.

So you don't think the personal inspection of the subject property that you're forming an opinion of value on is of no effect? Or delineating of the neighborhood to where the subject is in relation to the most similar comparables within the market area is of no consequence?

A PDC takes a 4-5 hour course from Mckissock and they're good to go? Based on speaking with fellow associate appraisers who have done hybrids, measurements of the subject property differ greatly from public records more often than not. The signing appraiser doing the evaluation part, has to go with the PDC's measurements and property description. Okay, maybe they're not knuckleheads, but they certainly lack the experience of doing all the particulars because they're not properly trained.

I don't know many appraisers who can calculate the simplest cost to cure using a book on home renovations and insurance...how many even own one?

The profession morphed into appraisers spending more time on hot water heaters being strapped than valuations. The scope creep and not allowing even licensed trainees to inspect alone killed the apprasers ability to build a real sustainable business model. He was made a one dog operation and no new people getting in the business. The model is broken.

When an appraiser inspects, they are doing more than rote measurements and photos - the appraiser is gathering personal observations and may also talk to owners and real estate agents on site, gathering impressions of the neighborhood and site, and if they drive the comps as part of the assignment, form an opinion about them as well.

Working from the notes and photos oa a third party is like reading teh list f ingredients and seeing a food photo vs the experience of tasting and eating the actual meal.

Yes and today it doesnt take years or even weeks to take BP or a temperature.
