There is nothing unprofessional about the post that I made earlier in this thread that apparently has gotten JGrant bent out of shape, nor did I personally attack JGrant....I criticized the substance of her position, nothing more and nothing less. If she or you do not like that, that is not my problem.

Yep, just delete all of the posts from those who you disagree with whether or not those posts violate the rules. That would be a fine thing to do if this was the North Korean Appraisers Forum.

The deletion of your posts in that thread are something you need to take up with the moderator who determined that those posts violated forum rules....that had nothing to do with me.

I regularly see contracts signed and predated 1 to 2 months prior to an appraisal request. Contracts are very specific as to how many days a borrower has to apply for a loan and in some cases will forfeit their deposit if the contract terms are not fulfilled. .

Then its rush rush rush by everyone because the loan is going to close in 2 weeks and the lender had the loan in process for 2 months??

So Fannie came up with a better more swifter idea to accelerate the evaluation on loan originations?? Divide and allocate the report into separate segments? Appraiser, Inspector, 3rd party pipeline (AMC) back to the Lender and get it done quicker? Brilliant.

I would wager that Lenders handled the COW states appraisal ordering requests the same way they did for a loan/appraisal requests in the metro areas. When volume was up they then complained that there was a shortage of Appraisers who couldn't get the file back in 2 weeks.
