I am not doing the 3.6 FORM deal

I just looked at Alamode’s projected software development. They won’t be completely done until September of 2026!!! How the heck is that going to work? So as an alamode user I won’t know anything about how it will all work together for close to a year. Will they refund my money if I choose a different software. How in the world does F/F even begin to think this will be operative by the end of 2026? What a joke.

Last night I was thinking we should all go on strike. Why do we let the GSE’s dictate this stupdiity?

As for me, I am "Going on Strike" by retiring the day the "1004 Regime" is finally retired.

When the lenders realize that

a. the software ain't ready, and

b. That no one will do the "UAD 3.6 Abomination" unless the old forms are officially "kaput", they will cry and gnash their teeth - all the way to F/F.

It is literally the only way that F/F will ever listen to any of us. If we "vote with our feet" - to mix metaphors! Being able to work for an extra 6 months - or maybe even a year, albeit de facto part-time compared to the past, is actually looking more and more likely. The heads must be slowly "getting ready to explode" at F/F as the realization dawns on them that ... this "transition" ain't gonna be NEARLY as smooth as they had initially hoped - against all reason and experience - that it would be. :sneaky:

Why doesn’t the National Association of Realtors take up our concerns? We pay all this money to be part of the MLS and they simply ignore us. As appraisers we are incredibly independent in most cases. When I appraised in Door county we all talked to each other on almost a daily basis. Since I’ve been in a new area, no one talks to anyone. We are all in this competition. In Door county though we didn’t feel like competitors. We were more collaborators. We even recommended each other for work. If we had that kind of collaboration, we might get something accomplished. But sometimes I feel like we are more employees of F/F than actual professionals. And frankly the NAR does nothing for us.

Even Realtors get together for parties etc. Do appraisers? Nope.

A local SRA recently told me at a local appraiser meeting that she is on a panel set up to advise Fannie/Freddie regarding the new UAD. She said that zero or none of their recommendations were received positively. Probably the same as when the deformed Market Conditions was imposed.

And today the 1004MC is basically non-existent. It was a failed form. We all knew that. And that was just one small form. And the UAD when it first came out was a form change, but not a super major workflow change. This a complete workflow AND form change, plus it seems they are requiring data that is pointless. Just imagine if this thing fails like the 1004MC.

Just imagine if Pulte gets his way and Fannie/Freddie get privatized. All this chatter about the new UAD will be irrelevant if it is let go. Whatever happens, even if my CG is made obsolete, there will always be a tomorrow in one way or another. :)

I am retired, so this isn’t even a career change for me. But F/F not only needs to be privatized, but it needs to be broken up to regional companies like the FED. They are a complete monopoly.
 
There are "stakeholders" undisclosed pulling strings and appraisers are the last ones anyone wants to hear from.
 
I’m sure you are right. No one wants to hear from the people that actually do the work.

Have never heard an appraiser get happy over a revision request (I used to do reviews for Coast Federal Bank) nor want to change work habits. :)
