I am not doing the 3.6 FORM deal

All of that just to say that Justin was correct? You could've just said, "That's correct, Justin." :cool:
Was he correct with his claims about appraisers making incredible amounts using the PDC desktop system? Those replies seem to have disappeared and there hasn't been any more discussion on the subject. I'm sure many in here would love to know how this can be accomplished.....ethically of course

haha - that I'm not sure about. He was correct that Fannie doesn't buy back loans, though. They're the ones holding the gun forcing the lenders to buy 'em back...

Ding-ding-ding-ding-ding!!!!!!!!!!!!!
I'm not familiar with the posts that are being referred to, but I, along with a whole lot of other appraisers, have consistently said for 5 years that I would never be comfortable doing a 'desktop 1004' using someone else's 'PDC inspection' interior photos. I got a year to go in this business, and - it ain't happening...ever.

This is exactly why I think that 'Final Implementation of The UAD 3.6 Abomination' is likely to be delayed into 2027. Its all well and good if the software providers come up with software (though we know they are all months behind the original schedule), but you also have to have:

a. Appraisers willing to learn it and use it (I suspect many will refuse to do so until the 'Final Implementation', while others - including yours truly - will retire when that happens), and

b. Lower interest rates, coming in 2026, will increase the need for appraisers at exactly the time that the new system bogs everything down due to its newness/level of difficulty to use/massively increased time per appraisal report, etc, which will make the lenders squeal and make Fannie more likely to extend the implementation of "The 3.6 Abomination" to prevent the entire mortgage finance system from going into a repeat of "Pandemic Turnaround Times".

It will be interesting to see if I am right. If I have to extend my work life another 6-12 months into 2027 as a result, I am "willing to do my duty" to the country once again, and will delay my retirement. Otherwise ... November 2026 is my "Hasta La Vista Baby" moment! :beer:

^^^ The GSEs know this. They will eliminate almost all appraisals for waivers or use valuations from existing / AI models. Switching to statistically designed data collection.

It's actually the plan. That way it's appraisers fault they had to evolve or the lazy, biased appraisers would destroy the economy.

I do think it is part of the plan for the GSEs to make it as onerous as possible to use an appraiser to push people to "alternative valuation products."

*FLASH* HOT OFF THE PRESSES! THE NEW AND UNFOLDING APPRAISAL BUZZ POLL!!!

RESULTS SO FAR: 745 HAVE TAKEN THE POLL.

"D" ("NEVER! I'll retire before I do one.") IS IN THE LEAD WITH ... WAIT FOR IT ... WAIT FOR IT ...

352 VOTES, OR 48%!!! :love::love::love:

(My wife's guess when I asked her was within 1% - did I mention that she's the financial investor AND the reason we will be retiring?)
