Ding-ding-ding-ding-ding!!!!!!!!!!!!!
I'm not familiar with the posts that are being referred to, but I, along with a whole lot of other appraisers, have consistently said for 5 years that I would never be comfortable doing a 'desktop 1004' using someone else's 'PDC inspection' interior photos. I got a year to go in this business, and - it ain't happening...ever.
This is exactly why I think that 'Final Implementation of The UAD 3.6 Abomination' is likely to be delayed into 2027. Its all well and good if the software providers come up with software (though we know they are all months behind the original schedule), but you also have to have:
a. Appraisers willing to learn it and use it (I suspect many will refuse to do so until the 'Final Implementation', while others - including yours truly - will retire when that happens), and
b. Lower interest rates, coming in 2026, will increase the need for appraisers at exactly the time that the new system bogs everything down due to its newness/level of difficulty to use/massively increased time per appraisal report, etc, which will make the lenders squeal and make Fannie more likely to extend the implementation of "The 3.6 Abomination" to prevent the entire mortgage finance system from going into a repeat of "Pandemic Turnaround Times".
It will be interesting to see if I am right. If I have to extend my work life another 6-12 months into 2027 as a result, I am "willing to do my duty" to the country once again, and will delay my retirement. Otherwise ... November 2026 is my "Hasta La Vista Baby" moment!
