I dont get it

I cover seven counties and I have 3 MLS's plus online tax records for all of the counties.
 
Don't let the Wisconsin State Board hear that, they feel you should only cover two to three counties reguardless of how rural. That was there offer to me a couple of years ago to settle with them along with some other non-sense of two years working for nothing.
 
I guess im surprised that some of you feel you can talk to another appraiser & take him/her to lunch..and all of a sudden, SHAZAMMM...Im locationally competent to do a ERC relo in a town that ive never done an appraisal in...
 
It is possible to cover 9 counties in Maryland and Virginia, Washington, DC, and the City of Baltimore from my home office without ever going further than 50-60 miles. Fortunately the whole area is on one mulitple list system and county public records and zoning information is accesible online. Counties in Maryland are pretty small geogrphically.
 
our smaller counties are typically 40-50 miles from end to end....our larger ones..are fraking huge..THE COUNTY...AROOSTOOK COUNTY...check it out!
 
Oh no, you are right not to jump off the porch for a whopping $100 bucks extra, although the option to gain the necessary competency is there, and you have already met part of your USPAP obligation to inform the client of your lack of local knowledge/geo competency. Given that the ERC folks are desperate, maybe you could genuinely learn the market for a few more Benjamins. I'm sure you don't live in a vacuum and should have some idea of the markets outside your normal travels, and with a 2 day+ fee could get up to speed for this assignment. I have been asked to travel outside my comfort zone before, by a lender that had suspect work from the local guy(s) and wanted a fresh unbiased look. They were not happy initially with my fee, since it included a "log On" fee to the local MLS and substantial time at the local courthouse, but they were happy afterwards as they didn't get screwed by a couple of good ole boys with ties to the local RE companies. Different scenario for sure, but the results were all good.:)

I cover 8 counties, five of which are in one MLS. With the exception of some areas of Cape May County, where I own a house, all are within a 50 mile radius of my office.
 
Not so silly IMO considering that many counties/parishes in areas of the Midwest, East and South are quite small.
How many MLS's? The area I referred to is 120 miles x 60 miles or so - 100 miles one way, 20 miles the other, and fees she accepts are as low as $175...sorry, I can't do that and belong to 4 MLS's to boot.
 
oh yeah Jennifer...well i got a dog that weighs over 200 lbs..so there!!!!
