That's how brainwashed Fannie appraisers think. Let them be followers and stick to the rigid rules.Why would above grade area be counted separately and how would the upper level be the first floor? SMH. How does this "appraiser" still have a license?
Before I would do more than my peers. I actually would go to building department and check permits on each comp to better understand the gross area provided by data sources.
Current gross area from data sources was not original gross area when built.
Since peers don't check property added gross area history and it is time consuming, the new way to appraise is follow what Fannie wants and work around it in my appraisal analysis.
If new UAD 3.6 is sufficient for Fannie, no need for me to do anything more. Fannie is telling us how to appraise in which anyone can do it.
