You're probably right but about 90% of my work for the past several years is from AMC, with volume down by about 80%--although I had to pay a pal to drive me up those crazy mountain roads and the 20-30 hours needed to type the reports are gruesome. I don't know how to try to market myself to "direct lenders" that folks talk about on the AF, nor can I find even two appraisers to recommend me to apply for VA, my success as a realtor has resulted in 3 listings in 4 years, and I'm way too old to consider Another career, but way too young to watch the grass grow while AI changes the world day by day. Just need one chance to start over again 30 years ago, altjhough I would be middle-aged even back then. Damn...

Question: What is "Jurupa"? I live in Jurupa Valley that was prevously Rubidoux and that now has a Riverside address although J.V. was incorporated about a decade ago. I moved to Orange County about two years when Jurpa Valley was a sleepy equestrian area, and now there isn't a sqft of vacant land that isn't being developed bases prices wayyyyy higher than I can ever afford, 50- or 60- or 70- cars sitting in line on Mission Blvd at every stoplight. Even got a roudabout in a near-by public road although the wisdom of that factor is beyond my understanding because it does nothing to improve traffic flow. Still nothing but cheap Mexican restaurants other than 1 cool upscale sushi joint, but the roosters sure cock a doodle do every morning, and a 70 year old piece of crap 800sf, C5 condition, 2/1 SFR with DIRT LANDSCAPING is under contract for $505,000--although it isnt possible IMO.

Tell you one thing....CRMLS photos of the higher priced SFR's in Idyllwild sure show some beautiful homes, 3-story glorified log cabins. Some beautiful architecture....although for the life of me I can't understand why Anybody would want to live in a rural, isolated area????

Yep. Owner of the big Anza property that I need to start on ASAP says that years ago people were bugging him big time to pay millions for the 130 acre gated parcel to grow weed, but I don't know how that industry has changed now that cultivation n sales n stuff is regulated and taxed????????????

VA hasn't added to the panel in So Cal for a long time, and if they did the volume of work would be very low. They are or were adding in the northern counties in the state but there is a reason why

Especially in the Counties he works most VA guys are extremely slow don't need anymore on the panel.

The problem is he is in Orange Country and there are way too many appraiser where he is which is why is going to San Bernardino and Riverside Counties, but there are too many appraiser's there as well. He needs to move to an area with lower rents

OOooooooHHHH Boy! Better you than ME!! Anza is a booger, and Idyllwild is its own little fairyland. Seems like most of Anza stuff is unique, with extra structures, barns, roads that disappear with washouts 1/2 a block from your destination! Yeah. NO!!!
