I have E&O insurance but that is not a reason to do half a$$ed work or to not know what you are doing. I have it because most wholesale lenders require it. Otherwise, I could save myself $600 per year.

How do you do this? I have figured out how to change my password & profile but can't find where to change my user name. Thanks!

No one is suggesting you should. But work quality has very little to do with being sued. More important is the "quality" of the ethics of the person doing the suing. Are they in buyers remorse and desperately trying to get a way out? Talking into suing as if they were playing a lottery with their lawyer sharing the proceeds? Have a legit beef?
Are you allowed to murder spouses in other states?
No. But in Arkansas is it a legitimate defense that "he jest needed killin'..."

Wow. You must have a lot of confidence that you only do appraisals for the type of people who would never sue someone even if it isn't their fault. Given the current state where the first thing when an accident happens is that someone starts looking for who to sue, that seems a dangerous confidence to me.
