And the intended use is? The expectation of the client is? The answers to these appear to be in flux lately. Possibly a little too unexplored on the part of the appraiser. Seems a USPAP misstep right there to me.
On an entirely different thought, we are all good at math, so do the math. Unless these assignments are a part of a larger need for which we are insofar unawares, they can only lead to less appraisers.
Yet the larger view of truth says, these types of assignments will be done, for better or worse.
So who are we? What purpose do we serve? Do our finance clients really want a better appraisal as they claim out of one side of their mouth, or is it possible they seek something else? Sometimes actions speak louder than words and these types of assignments say they in fact want an inferior appraisal, not a better one.
The purpose of USPAP is to promote and maintain a high level of public trust in the appraisal profession. Yet, it was written with the influence of parties who don't always appear to value what's best for the public.
USPAP is at times very specific and at others, quite vague. It is my belief the Devil is in the details.
