I can tell you this. Any entity in the lender chain does not want to face CFPB or FTC.
 
I am sure Danny was like let me do my best in this interview with Chopra.

Notice Chopra went after other entities than independent fee appraisers.

Sums up the problem. A top appraiser is going to eschew AMC work when there is alternative jobs available.
 
they dont even trust you to COD...we are caught in a trap...why cant you see...we cant go on together
 
One more thought. Think about the high end regulatory authorities on the appraisal bias hearings.

They all bowed down to CFPB. Feed CFPB. Feed them. Easy email.
 
So, the appraiser has to waste time seeing what the actual property is to value, which is not always that easy to do. Log in, pull up a tax card or MLS sheet... estimate what the fee should be based upon your best guess as to the time spent... Submit to AMC, who then does not respond because they are scrambling to find someone else to do it cheaper... and then what? You've wasted a hour of your time doing nothing, and knowing by submitting any other bid, you probably are going to not get the job and B - if you take 3 days to do it, on day 2 they suddenly cancel the job by which time you've got it half done and they are not going to pay anything, not even a trip fee. Great.
I just bid high and not waste my time researching. If its more complex than I'd imagine it then I will message about further research its more complex yada yada.
 
Still complaining about AMCs having staff appraisers. My guess is that very few of them do.
