IMO, McKissock's courses for General Certification did not prepare me for the Exam.

I did pass on my second attempt. But only because I looked to others who took it recently and studied outside sources. The courses McKissock offered were good classes. But lots of info on the test was NEVER covered in the classes. Especially the income approach class. Seemed like every question on Income Approach dealt with Yield Rates, Mortgage Equity Calculations, Mortgages with Balloon Payments, and one question on calculating the cash equivalency of a contract with owner financing vs offer which is cash to seller.

There were 20 questions total on Income Approach so it's one of the bigger portions.

A few other minor questions on the exam had me scratching my head, but mainly because each one is intentionally misleading which is annoying.

I wish there was better material to study for the exam. The practice questions from the state had the answers provided, but no explanation as to why that was the correct answer.
 
In high school and college, these tests were common in which things taught in class were not easily given in tests. One time I found an old textbook where the teacher got his questions.

Stop sticking it so deep. You'll get better readings.

Congratulations on the pass - not everyone can make it. You're through it now so that's the main thing that matters. The pass rate for 1st time takers of CG exam in my state is ~50%. Just the presence of such questions on the practice exams should have clued you into the gap between what you had been studying vs what was on the test.

(As a piece of purely unsolicited advice, I recommend you not post images including your significant other on any internet forum or chatroom, including this one. As a group appraisers are a highly opinionated bunch with poor social skills. We get into arguments and sometimes cross the line into the personal. There's no point in subjecting your SO to that. Just a thought).

The nature of tests now are poorly designed, often deliberately misleading, or provide spurious information regarding the question that you simply have to ignore.

Most classes won't do a good job of prepping you for the CG test. I had an excellent teacher for the 12C class and had taken a previous 12C class, so many of the problems I faced on the General test were not covered in the pre-test prep class rather I had learned in the 12C class.

Me too, but I never had a beautiful wife.... just ugly ones. The mice jumped on chairs when they came into the room.

I never thought about that :/

One downside to this job is that it does have the potential to be "lonely" lol. I changed it to my Alma Mater
