In 12 years I've never got this QC request.

I conducted a similar experiment. I first asked ChatGpt to write a neighborhood description for my own neighborhood. Then I changed the prompt to ask for a neighborhood description that did not use subjective or potentially discriminatory words. It was interesting to compare the results.
Did you get a canned comment? Garbage In, Garbage out.
 
I am sure Chat GPT or other AI can be programmed to exclude certain words - the interesting thing is what will they substitute for them -

What I read in these AI-generated answers or descriptions is they seem impressive at first, but they end up being middle-of-the-road pabum, with no relevant analysis and nothing adverse noted, written in the kind of breezy style RE agents use or the Chamber of commerce uses -
 
many corner curbs had been modified for wheelchair access.
It's mandated by federal law when federal funds are involved in the street and sidewalks construction or rebuilding.

Neighborhood description reads "Proximity to commuting routes and services is considered adequate and marketability of the area should remain reasonably stable.". Please revise comment to note distance in time or miles.
I just got one that is new for me - in my report I stated that "Sale #3 was given the most consideration due to its most recent date of sale, smallest gross and net adjustments and it's close proximity to the subject property." I was asked to change that to the actual distance which is noted both on the location map and under each comparable sale. Sigh............this **** is getting old.

I might state Comp X is located in the subject subdivision ( if it is )

Distance - I used to write close now that is not good enlouhh > Fine if I describe it that way I can put it is under a milew or within a half mile etc -we have to do what they ask, but the rationale that "close" is no impreciese - for decades it was not a problem. People are conceptual thinkers and understand that close means within a reasonable nearby proximity. B
 
One key step to total automation is eliminating all subjectivity. Models cannot use 'most' or 'close'. They can use 74.3% and 1.14 miles.

Death by 1000 paper cuts. We are on cut 400 or so now.
 
Close is imprecise.
That may be true. However, "its close proximity" is how our peers would phrase it. Everyone here knows what it means.... it is near, it is adjacent, etc.

Furthermore, all the reviewer has to do is look at the top of the grid as most appraisers use a map program that automatically inputs the distance from the subject...0.25 miles for example. Or look at the location map itself which has the distance information of all the comps.

Fight back.....just state "Please see comparable sales grid and map for each of the comparables exact distance. Thank you".
