Increase in insurance

Never, ever, file a insurance claim in Dsyfunctionville, CA. If you file a claim, it better be for serious reasons, because you are placed in the do not deal with box forevermore.
It's unfair. When owner finally in need to file a claim after decades of paying premiums on time, insurance company snitches to all insurance companies and now I'm tainted with cancelations, nonrenewals, and/or big increases in premiums.

You need to sell grandma's stuff if you have anything at all, because you have no talent for property management. It requires some skill to be on top of things, you demonstrate none of that.

You hire a property manager so you know less than I do in managing.

You sold your rentals because you couldn't handle managing the renters. I remember one of your renters hating you.
I wish I could sell my properties and retire worry free and post only nonappraisal stuff in AF like you. I take that back. I still want to give youngings my appraisal experience.

There is a difference in being able to handle it and wanting to handle it. Since I managed my own stuff for over 40 years and paid off five mortgages while maintaining everything to a high degree for the most part, I think my record is fairly sterling.

Oh, Boo Hoo.... there are several on here who manage properties. It's a hard gig. I believe that if there's anybody who should get a property management company involved, it's you. Based on what you post, on what you do and don't do with your properties.... it doesn't seem like you're cut out to be the DIY guy.

Do yourself a favor and have Property Management do it all for you... you'll pay more, but you'll gain more at the same time because you won't have to deal with it.
