The point is that it can be repaired. As you admitted you have no idea how much it would cost to repair. As such you cannot make the determination that the H&BU is demolition and as a vacant lot.

Agreed, and also Cost to Repair vs Cost to Replace would offer a comparison for consideration.

Certified for what? If you'd passed the old FHA testing you'd know that the property as described
was probably not insurable (FHA as you *know* is an insurance program)
FHA certification today consists of saying: Yes, I know exactly what FHA wants, I is an FHA appraiser.
No exam, just a bald statement. G.D bless you and keep you...... far away from .......

Hey, got that one figured out. Unfortunately I called someone a name the totally deserved to be called mid thread...
Any how , demanded the property inspection and as it turns out I completely missed a hidden crawl space on one of the many weird additions...The "crawl' was only 12 inches deep with no way to really access it, in addition somehow because of previous water problem they had a drain running into it from the OUTSIDE of the property as well . That didn't meet minimum FHA requirements and that pretty much killed the FHA deal.
Good luck to the next appraiser who runs into that one.

Actually had a conversation with the investor ...her take is it simply won't go FHA, She will make some other big repairs, but she won't excavate under the crawl space equipped portion of the house.
Anyways , I am not Superman, I did my job.
