Lets see, doesnt USPAP say something like, "An Appraiser may not accept compensation for an assignment based on results....." Sorry guys, didnt have my copy with me when I was posting this. I would send a paid in full receipt once the check clears with a copy from USPAP of this page, with the paragraph highlighted. A little note like, sorry, the assignment was completed prior to your request for a cancellation.

I came to the realization years ago that I just do the appraisal and send it in. warts and all. The only exceptions is when I run into things like, a lender that only loans on Single family and I pull up to a quadraplex, etc. When I know it is a property they will not loan on, I stop. Otherwise, full steam ahead.

You are correct. The residential appraising for lenders business is in a real mess. I call to see if they are going to want the SF rental comparison and income approach but instead of realistically discussing this with me and doing what they SHOULD do, they cancel. We all know that another appraiser will be hired to ignore this - or more probably never be given the chance to find the truth.

How do you think this situation plays with USPAP:

"An appraiser must not use or communicate a misleading or fraudulent report or knowingly permit an employee or other person to communicate a misleading or fraudulent report."

I guess the key to that question is "knowingly". If I knew a person had prepared a bad appraisal, yes I would turn it in. However, almost all of the reviews I have done, have the appraiser's name blacked out. How do you turn that in? In cases where I have been in yoru situation, sometimes I will be told later, By the way, we did find someone who made that work. But I never know who it was.
