Interflood Flood Maps - Are you satisfied???

For goodness sakes! Maybe the poster before has got all the answers and knows it all. As for me and mine...I appreciate any and all tips to get to the right answers. We work 7 counties in the Houston Metro Area. Now some are drop dead metro congested...but then a huge bunch are just rural and tougher than nails. Try finding the right map panel when you have to look through literally hundreds in each County. Maybe in poduck City, USA you only need a couple. But down here where we have some space and 4 million+- , maps that are huge blank spots and maybe some deadend nothing road, you need all the help you can get. As to moving the dad blasted arrow...BIG DEAL. So move it where you believe it should be. NOw, let's see...that took maybe 20-30 seconds as opposed to a paper map file (and we've got'um) that you fimble fumble around with for 20-30 minutes trying to find it. Geeeeeezzzzzzzz ....Appreciate the help. We certainly do. Paulette in Tx........That's Houston, Tx. We have attitude AND space for all you Yankees. Come on down. I'm over it. I was just amazed that Dave Biggers would scold a customer.

Like you, I'm glad that we have software choices. Using WinTotal for a couple of years was frustrating for me, partly because of their "tolerate the customers, love the sales" attitude. Because it’s a standard, my life would be easier if I went back to WinTotal, but the combination of cumbersome software and detached product development just doesn't cut it - for me.

Your comment regarding the business being different in every part of the country is right on. One of the biggest challenges we face is getting past our preconceptions. It's incredible how most appraisers (myself included) assume that the value determinants that they're comfortable with are equally important in all parts of the country.

And you've got me in the wrong box on a couple of accounts. I like to think that I'm pretty quick to consider conflicting data or a different viewpoint. And, just for the record, most of the time, around here, contract prices are the best indicators of value available. So, I don't find myself arguing with realtors very often. Yeah, I can get defensive, but not over that. Inflated estimates of value on refinances; now that's a different story.

Sorry about griping. I'm in a crappy mood because I had to turn down a bunch of orders today.
 
Koert -- you're probably right: It was late at night, I'd been at a long day since 5 am, and I saw Charlotte's post chastising Michael for even answering as an "advertisement", and it hit my nerve just like inflated sales prices and unreasonable lenders hit yours. So, Charlotte, I apologize for how my tone came across (and Koert too).

In my defense, you've got to agree that often we are damned if we do and damned if we don't. If a false or incomplete statement is made, we often see people "piling on" on a forum as though it was some sort of "fact" ("Really? That's interesting. Well, you know, they're not very good..."). If we dispute it, then we're arguing with a customer, or "advertising".

Didn't mean to create a stink here and bash your product. I'll work on that Sussex County, Delaware problem I'm having and see if I can work it out.

Yesterday was not one of my better days. Not keeping with my usually even tempered personality, I told a pain in the neck loan officer to "Never Call This Number Again" :roll: Not Good!
