Intimidation....I Will Not Be Silenced

If your doing 30 reports a month as a side gig like you claim my guess is your already using a runner or an assistant. Some of the biggest skippys on the forum over the years were guys pretending to be on Moral High Horses until busted.

You could be right. I might be too ethical for this profession. It’s a curse. I wish I could be a mercenary like others. Argue for anyone who will cut me a check. :rof:

Reminds me of what I heard a scientist say one day about Fauci, we think there are wisemen sitting at the top of the mountain, but it’s really guys like fauci- bureaucrats who shouldn’t be in the position they’re in.

Maybe that’s all professions.

I usually agree with you but the above is not correct. (To answer the question, what is an appraisal service then?)

An appraisal service is sitting at your desk, crunching data, and providing an opinion of market value. In USPAP, the word appraisal is literally defined as an opinion, and an opinion is an appraisal.
The MV definition references the most probable price, but the MV definition is not an opinion of value. The MV definition lays out a set of terms and conditions for the opinion of value.
Let me put it another way to get my point across.

I can buy a car from another state from an ad just looking at photos and determine if the price is fair or not based on its model, age, mileage, options, condition, and local market activity.

That said.... one cannot fully establish the particular car’s condition, utility, or whether it is a sound purchase until someone inspects and operates it.

So....can an appraiser definitively nail the MV and produce a credible analysis without inspecting the subject property, without driving the comps? And.... defend that number when challenged with say, an ROV?

The lender definitely thinks it's plausible with the new wow and now AI companies. They certified them. The ROV part.... that's not their problem.
 
Who is the judge of the credibility of a service? Whose decision are we attempting to inform? Who needs to trust that work before it can become useful to them?

What else do you think it means when the PREAMBLE explicitly lays out what amounts to the Prime Directive?

If-it's a side gig..but after 3.6 your going to have to train your runner to measure celing heights in rooms and do a more thorough inspection than the 5 minute run throughs he's doing now.

Unless you can get your speed up on 3 6 your 20 per month will need to be increased to 30 or more. Cut your fee on runner and hire another one then increase coverage areas.
 
Funny how Solidifi monitors social media for content they don’t like but ignore all of the social media content that supports an increase in fees for 3.6. Anyway, here you go:

I have no intention of doing these until the GSEs and software firms figure things out. I have plenty of cash put away. Be nice to only have 1 job for a month or 2. I have full faith they will figure it out.

How many have you tried?
 
I would guess a lot of appraisers will do what you're doing. Sit back and wait for the dust to settle before making a decision one way or another. Why spend money on an unrefined app to participate in a market segment that might not be financially viable?

I bet that’s what a lot planned to do. Having a form that takes 8 to 10 hours to fill out just isn’t viable so ultimately something would have to change.

I watched a podcast the other day from the AMC/appraisal firm that produced an FHA 3.6. He said it was a huge success. But he had to call up Jake Lew to help him complete it. I guess that’s the plan, to call the owner the software company up on every appraisal?:rof: How is that a success?

If I have to call Jeff Bradford five times a week we got a problem on the front end.

I’m still shocked part of approval process wasn’t a GSE rep completed 5 different types of reports in a reasonable time frame. Going on 9 years and this is the product? :rof:
