Is everyone busy? Not much activity on the TN threads lately.

Someone has to be doing all of these appraisals for low fees. The only other thing I can think of is, newly certified trainees are happy to accept low fees from the AMCs which in turn is hurting the entire profession.
 
I dont buy that only the new certifieds are doing the low paying AMC work. I know many a seasoned certified doing them as well.
Good appraiser doesnt equal good businessman, and vice versa.
Go vols, you dont think that there are a ton of appraisers still sending out trainees and unlicensed people out to do the property inspections?
I just turned in an appraiser who is famous for doing this, and has been for years.

It is very hard for me to emagine a seasoned appraiser working for such low fees. It makes more sence to think that newly certified and licensed appraisers that were used to making 35-50% of an appraisal fee would be willing to take the $180-$225 fee now being offered my many AMCs.

I have first hand knowledge of seasoned appraisers (10-20 years) doing low fee AMC work. I have first hand knowledge of some of them sending out thier lackeys to do the leg work.
I dont know why so many think that it is only the newbies. Actually i do know, but thats for a different thread.
There is no doubt that a lot of the work is done by newbies, no doubt, but its not just them.
These idiots doing 1004's for $150-$175 arent hurting my business, i dont work for companies who pay their appraisers those ridicolous fees.
 
No Dean, I personnally do not think that there is a ton of appraisers using trainees like they did 5-10 years ago. There is just not the same amount of business to go around. If the "idiots" are not hurting your business, why would you just now turn an appraiser in that has been doing the same thing for years???

I didnt say it was to the extent that it was 5-10 years ago. I entered the field ten years ago and it was rampant. Its not at that level. It is still happening though to a lesser degree.

That's because all of those trainees are now licensed or certified and they still don't know what they are doing and they have their own trainees. m2:

You know, i dont really feel like explaining myself to you, but, to spell it out slowly....
He was a guy that was known for sending out trainees then signing that he did inspect when he didnt. I didnt run out there looking for proof, but as soon as some fell in my lap, i reported it.
