18 x 18 rear addition home is all brick the interior is drywall and LVP flooring and the entire width of the entrance of the addition is open. There isn't an HVAC register in this room but one is 6 inches into the adjoining dining room. GLA adjustment is $120 psf.

Because one could build a fairly strong case either way...

If the interior finishes are similar I would say yes.
 
If it is open to the house, then GLA. If it has double doors to the house, a very nice sun room, or florida rm.
 
Would need to see the interior, but I’d say it’s possible. There’s a lot of “feel” when it comes to appraising. That’s why experience is critical.
 
I would treat as "other" even if the same adjustment applies for area of the addition and GLA.

Agreed. And who knows yet, but this kind of property may be an example of one of those that gets escalated to appraisal in the new world? I can't imagine letting a PDI make that determination. 18' x 18' is 324'. I know nothing about Digger's market, so the numbers I'm using are PFA (not unlike the methodology a lot of appraisers use). @ $20-$25/foot (sun room), that's $8,100. @ $100/foot (GLA), that's $32,400. Potentially quite significant.
