GLA in my world.18 x 18 rear addition home is all brick the interior is drywall and LVP flooring and the entire width of the entrance of the addition is open. There isn't an HVAC register in this room but one is 6 inches into the adjoining dining room. GLA adjustment is $120 psf.

Agreed. And who knows yet, but this kind of property may be an example of one of those that gets escalated to appraisal in the new world? I can't imagine letting a PDI make that determination. 18' x 18' is 324'. I know nothing about Digger's market, so the numbers I'm using are PFA (not unlike the methodology a lot of appraisers use). @ $20-$25/foot (sun room), that's $8,100. @ $100/foot (GLA), that's $32,400. Potentially quite significant.Would need to see the interior, but I’d say it’s possible. There’s a lot of “feel” when it comes to appraising. That’s why experience is critical.
