Is UAD 3.6 the Edsel of today?

For those older folks (yes, even older than me) you might remember there was a car that came out in 1957, the Ford Edsel. It was unique in that for months before it came out, it was marketed as, “the car of the future”. It was the first car to be marketed without any details about the actual car. I mean no one actually saw it, knew what it was or even knew who it was marketed for. All that was said was that it would “revolutionize the car industry”. It was 100% hype and even new dealerships were created exclusively for its introduction. When it finally came out, it was a flop. It was a piece of junk and sold so poorly that many people lost millions.

Fast forward to today, as a good appraiser, I am trying to find details about UAD 3.6. Can’t find any courses on it, though not trying hard because it is still a year or two down the road and I don’t want to pay for a course for a a topic that is still in the rollout stage (could be changed). Instead, I am trying to find videos on it and all I get is the hype of, “the future of the appraisal industry” and it will “revolutionize how we do appraisals for GSEs”.

Does anyone know or can point me in the direction of finding out actual details? I want to upgrade both my software and hardware but I am hesitant because I don’t want to buy something that will be obsolete in a year.

Are you looking for details on UAD 3.6 or details about appraisal software. Plenty of free info on GSE websites about UAD 3.6, including sample reports. As far as software, I've heard that Total and SFREP have working versions and there are videos out there for Bradford's Nighthawk and a few others.

This has been a really strange rollout of any change that I’ve ever witnessed. We’ve been told it was coming for years. There have been several examples and classes, but we are only now able to partially see how it will be look from the entry side.

Total has just now updated their software revealing the way it will look on their platform - partially. I suspect their competitors are doing the same. It’s obvious that many are still unprepared, so you may want to talk to your current provider about their plans before changing your hardware and software.

The GSE's don't care about UAD 3.6 not being liked by appraisers. Its sole purpose is to make it easier to steal and harvest your data to feed the AVM in order to eliminate your job. Nothing less.
 
Make fannie more efficient and productive on your cheap labour.
 
It won't be implemented until Nov 2026.
We have time to take classes to learn about the new form because the current state of this new form will change. It's flawed and most likely even be extended to 2027.

Don't think that lenders are all going to wait until 11/26. You will probably see more lenders requesting it in Q1 2026 and increasing in numbers during the summer. How do you know it's flawed. From your posts it is obvious that you have not even looked at UAD 3.6 or the sample reports available
 
One must conclude that the intent of the proposed 3.6 is to add/change the form of-, or information harvested for the benefit of the users of the 3.6.
Is it more info than they currently get? Will the new info, graphs and charts for example, make lending smarter, more efficient, or more profitable? Is part of their profitability program to sell our info 8 ways from Sunday? What info will entities have opportunity to buy once the appraisal report is uploaded? Will the added info take more appraisers' time/expertise? Will users/requirers of the 3.6 be willing to pay the cost for what they are demanding? How will that new info be used? Will it be part of a systematic means to have virtually ALL appraisals be created by AI? Will they need to update/tweak their systems periodically to bring in fresh info to keep their AI current? Are appraisers being required to spend their time/expertise to basically eliminate themselves, and at what price?

There are so many other vexing issues in the mix already, such as the big chunk that AMCs take from the 'appraisal fee' despite the high fees AMCs charge to borrowers; then there's the "tech fees", "ACH fees", the bidding, the AI review now used when you're trying to upload a report, that insists all kinds of things are 'wrong' with your report, especially if it is not "cookie cutter". And if you're like me, and especially after working on a particularly challenging report, you're dead tired, it's 2:00 AM, you're sick of the property, don't wanna think about it anymore, ...and some dang tech 'review' won't let the thing upload until you 'correct' something that is completely irrelevant to the property. Frankly, we don't get paid enough for what we do. So either the pay has to reflect the work done, or increasing numbers of appraisers will shun the 3.6 and leave the biz for more equitable work. And that's Capitalism at work.
