Is UAD 3.6 the Edsel of today?

Don't think that lenders are all going to wait until 11/26. You will probably see more lenders requesting it in Q1 2026 and increasing in numbers during the summer. How do you know it's flawed. From your posts it is obvious that you have not even looked at UAD 3.6 or the sample reports available
Long time appraisers experiencing the older forms to now, have seen how the changes throughout the decades didn't really change how appraisers do their valuation. The extraneous details required by UAD 3.6 is unnecessary for real appraisers to appraise. Regression/computer models (as Bert would attest) have certain main factors which are most important correlated to accurate valuation. It's obvious the extra information is for GSE's gathering purposes to replace appraisers. When 1004MC came out, it was flawed and subjective and didn't really helped in the appraising. I see same waste of time with the additional pages of work for us to do. If you were a real appraiser, you would see it too.

I could actually do the F U thing anytime. But I would probably be bored to tears and I happen to enjoy appraising with all of its warts. Change is always a beech, but I have been through and seen enough change in 71+years that is has become almost mundane. On the upside, I have an excuse to tell the wife that I need to upgrade my computer

Makes no difference whether or not you think I am a "real" appraiser or not. Unlike you I don't run from the difficult assignments. Bottom line is if you want to continue to do GSE work UAD 3.6 is going to be required. That is the reality a "real" appraiser know is coming and not a frackin thing can be done about it. So suck it up buttercup. Put your big boy pants on and man up. Or go hide in the corner and let your wife support you.
 
The GSE's don't care about UAD 3.6 not being liked by appraisers. Its sole purpose is to make it easier to steal and harvest your data to feed the AVM in order to eliminate your job. Nothing less.
Its more than just the AVM, some of it is to sell that is unrelated to the appraisal.
 
Can’t find any courses on it, though not trying hard because it is still a year or two down the road and I don’t want to pay for a course for a a topic that is still in the rollout stage (could be changed).
Then it's not so much you can't find any, as it is you're just not looking yet. There are several out there - pretty easy to find...

It's my understanding that Total has launched a staging software for the new forms. I know Freedom has - I've started using it, although it's still real buggy RN. Haven't seen any offering from ACI yet, although I did sign the NDA to be able to test it.

I took the Appraiser eLearning class that Brian Reynolds teaches. It's ok if you want a primer on what the new inspection and reporting requirements are, but - having sat through the class - I agree with you that it feels a bit premature, as there was no practical application at all. Did get 7 hours' CE, though, which I needed.
 
Imo, an additional possible reason the GSEs developed it as a "dynamic format" rather than adapting the legacy form to include the additional data fields, is that the "dynamic format" can be used online by a non-appraiser who does not have a software form provider. Taht is the way BPOs are done - a cloud-based or internet-based "form" that they use to enter data into.

This paves the way to provide non-appraiser valuations on the uad3.6 dynamic format and add it to the suite of appraisal alternatives - just another box checked that it was not done by an appraiser -(
 
Imo, appraisers are not Luddites resistant to change - we've adapted to every change and tech advance that has emerged.

I think many are too demoralized to make the effort, at least not until they must, with a number considering leaving the field.

The incentive to remain is under review, since every new "Exciting change that will revolutionize appraisals!" is another reduction or elimination of the appraiser, and shrinks the volume of work. At the same time AMC fee predation continues, and appraisal fees are not rising commensurate with other professions or trades and the cost of living.
Every individual will make their own decision.Watching the training videos and exploring the new formats will help in that regard.

In the 1004 forms you can merge part of any old appraisal or clone a template. That's not doable right now in the uad3.6. However, i have found a workaround it to do a basic template. But, i'm gonna wait to see if anybody here finds one. But a template is doable, i just love to tinker with programs. Might only share it with the people i admire here.

Cleary it is not intended to make us more profitable or productive, it almost seems designed for the opposite .

It is to make the format available over teh internet to non apparisers to fill out , whether to assist staff appraisers at AMCs or to expand the GSE format to non appraisers with a disclosure on it as yet one more valuation altnerative.

Having one format with drop-down overlays for property types might make it easier to package loans together as well - the valuations will not be divided into different forms with their own form numbers.
