FRAUD
Can you provide us with the definition of "fraud"? Does it discuss the concept of "intent"? Have you proven "intent" to anybody satisfaction? Certainly not on here.

A buyer agent would tell the buyer that an appraiseer does not replace a home inspector even though FHA forces appraisers to do the basic minimal home inspection observation.
and in this case the appraiser did not do the basic check mark on multiple items that existed.

All appraisers at one time or another forget or mischeck an item (even Dublin) on the form.
It's hard to prove fraud and why would appraiser not disclose to lender of a septic.

How many concealed items does it take to go from negligence to fraud? Or how many pictures need to be cropped? Or how many discovery questions need to be refused stating "choosing to withhold." I agree fraud is hard to prove which is why I claimed negligence but if it walks like a duck....

What I get is that you are unfairly burdening your subject because you aren't comparing apples to apples. Based on your multiple posts in other threads demonstrating your lack of knowledge on common maintenance items. I would feel safe to say that you don't understand 75% of what is in a complete home inspection report.

an item is different than numerous, and cropping pictures, and refusing to provide the original pictures taken at the property.

Don't need to understand 75% of home inspection report. What appraiser should look for are costly repairs that can adversely affect subject.
I always look at whole picture instead of insignificant details. You should too.
