Judge Rules Appraiser/Lender Owe no duty of care

Low fee to be expert in everything. That's what happens when FHA asked appraisers to do what's not normally done as an appraiser.
I don’t understand all of you using the excuse you’re not home inspectors. They aren’t asking you to be an inspector, they are asking you to observe with your eyes anything that looks like a health and safety issue and not to “overlook” or “rubber stamp” it in the name of greed. It’s becoming more apparent there is much incentive in doing just that out of fear of not receiving work. American Greed.

The incompetent appraiser is for the client/lender to worry about. The buyer is not the intended user. Buyer has no business in suing the appraiser. Home inspectors have higher level of expertise in such matters and why every time there's a problem with the home defects, buyer goes after appraiser?

How many angles of deflection are there? The buyer pays for the product. This is the only industry where a consumer pays for something and the provider can CYA their way out of it.

What happens when the lender has no need to “worry about” it because FHA insures the loan and they get paid regardless?

I see you're not an appraiser. It's not your fault for your misunderstanding.
The public still don't understand that even when you pay for the appraisal, our duty is to the lender. Lender is our client and intended user.

No I completely understand. That is your CYA commentary to get you out of any liability. If you stood by your work you wouldn't need it.
 
I don't understand why lenders give buyer copy of the appraisal so early.
I think the law says a buyer can get a copy below closing but not sure how soon.
By giving too early, buyer can use report to renegotiate the offer price which wasn't the purpose of the report.

I stand by my work and hope lenders see that and use me as their appraiser.
Unfortunately, client/lender chooses their appraisers using their criteria.
