I think you know that you are taking things lik that list out of context

There are Problems with "readily observable" For example there can be conditions where a septic drain field using readily observable can yield a false positive and or a false negative.
 
They have equipment and permits and many other things that can determine possible issues on well water and septic system.
Tell me what visible signs of a failing septic system is possible except the leachfield is surfacing and standing sewage water is visible. There are no such tests. Septics either back up, or surface and not much else. So, it is readily apparent.
 
With what you are disclosing to me, FHA and lender would have never approved the loan if they had experts telling them there is a problem here.

yeah, but still it would have been great for lender or FHA to require inspections on distances between the two systems.

All appraiser had to do is report I don't know. I am doing extraordinary assumption in my final opinion of value.
 
I don't see this falling on the appraiser.

I see many other parties where the blame should fall.
 
This is not appraiser's fault. You can't blame someone that has no clue. The only thing appraiser probably did wrong is saying they didn't know about distance between well and septic.

But they assumed bad as evidently many others who laid the septic and well performed. Did they pull permits? Did they even have to pull permits?

No Tiffany, “readily observable” like read the listing sellers disclosure and OSSF and check the correct box. Then ensure the following per the AMC

But I can see how you relied on other professionals. Appraiser should be last one on list relative to the problems.
 
dang still going on about this...almost all of the cities and township i cover have a point of sale inspection...maybe you should contact them
