You are in over your head on this one. There have been no notable changes in SR-2 since 1994.

As for "abusing" the SOWR, it doesn't apply to the client side of the appraiser-client relationship. They can ask for more development or they can ask for less development, either of which we have always been able to provide. There's already a line in the SOWR admonishing appraisers that they can't allow a client's request to undermine our minimums.

are you saying that an appraiser should define one's own scope of work?
 
How many more times must I say it? Going to the so-called source of the problem is much more out of our hands than going to the source of those that regulate us. Ok- I hope that's settled now.

Next issue that I am tired of is all of you that post versions of this one--- Ok Sandy post your USPAP changes perfect solutions so we can shoot them down!!! Sorry not falling for that one---besides why would think that a lowly trainee would be the only one that would have the perfect solution? Wouldn't it make more sense for you folks to put that onus on the people that are sitting in the big chairs at TAF. Like I said before, if your supposedly at the top of your profession and your profession is in shambles, it is incumbent upon you to do something about it, not those at the bottom of the food chain!

Ok that's the last time I am responding to those issues---if ya don't get it by now, then I suggest you spend your time talking to Mr. Socrates.


I spoke with Mr. Socrates .... and I have the perfect answer to all of the questions Sandy ... its simple .... SAY NO!!

That is in line with USPAP, its in line with good business, and it takes the power directly out of your clients hands and puts it into yours. If you have competition in your market that cant say NO ... then teach them to do so.

Saying NO .... its as simple as can be.

Sandy .... those at the "top of your profession" continually tell you, and many others here, to simply say NO. We are trying to do something about it. We are trying to eductate the "lowly trainees" .... the only problem is they cant get the wax out of their ears to hear.
I dont have these problems because I say NO ....

I think you're in over your head on this one.

The ASB made changes in the use of Departure Rule related labels "Binding Requirement" and "Specific Requirement" when it did away with the Departure Rule, but that didn't change the applicability of those requirements. There have been no other significant changes to SR2 since 1994.

As for clients abusing the SOWR, it would have to apply to their conduct or decision-making process in the first place, which it doesn't. The SOWR already includes an admonishment to appraisers that they cannot allow a client's requests to undermine the minimums in USPAP.

The only dumbing down of reports and SOW that we've seen is from Fannie, which publishes those appraisal report forms that you guys seem to think represent the only true appraisal service that appraisers should be allowed to offer. And they did that OVER the objections of the ASB.


So neither TAF nor the ASB ever adopted any USPAP changes that provided for the terms limited, restricted, summary or complete appraisal. Darn I guess I am wrong on that one!!

You make me laugh on the sow changes--the party line tou espouse on that is funny!!! Now that the users have the comp check Q&A all but sanctified in their minds they should be coming along shortly with their abberations of the sow changes. The sow changes and their potential to be abused are just a little more complex for the lenders to figure out that there is a gaping hole opened up for them to march through and use to browbeat the many many many appraisers out there they aren't and won't ever say no or aren't aware enough to know that they should say no.

In other words--taf has no problem arming the users with the obfuscation of USPAP and no taste for clarity for appraisers so they can have some certainty as to where the line is between what I can and cannot do. TAF has done nothing but help the users bait the traps with the finest of cheeses and the traps are full of appraisers that thought they were being ethical. And only a few of the bad ones ever get caught taking the cheese!!!!!

So hold on to that party line---but I hate to tell you that there isn't any one really on the other end because they are sitting on the sidelines busy going to their meetings and patting the lenders on the back.

The AF has been pretty clear on what you can and cant do. It is only appraisers that seem to make the line blurry. To me its not.
They are following the "new" line of thinking YES YOU CAN ... I simply say NO I DONT. ..... where is the blurr???

On the contrary my hard of hearing one-- those at the top of their profession have been quite busy here poo pooing every idea posted while they defend the status quo as if everything is just hunky dorey!!!!!
Where are their solutions?

I hate to tell you that as a member of this profession you do have a problem because you are in the vast minority of those that do/may say no!!!! You don't get a pass to sit on the sidelines just because "you say no" and for darn sure the members of TAF, asb, state boards and every other regulatory agency member in the process sure as heck don't get no free pass in this mess!!!!!

Sandy .. I can only cure my part of this little world. I cant make anyone do anything. I personally believe their time is coming and they will ruin their business on their own. I see it happening. Calls are coming into our office more and more ... because we dont play games and our clients (new and old) know it.
What do you want the ASB or TAF to do? They answered the question. They cant hold your hand and make you do the right thing. They have provided you options. Sounds to me like you are more into dictatorships .... is that what you really want?

PS .. IM not the hard hearing one ... and it appears others agree with me. I hear loud and clear. I HAVE A CHOICE and I make it.

I sure wish I could understand where you are coming from. I dont know if Im your peer or not .. but Ive been telling you what Im doing.
I fear you have other things on your mind .. care to tell us EXACTLY what it is you are asking in simple langage not filled with Rice Crispieisms?
