Yep that was a good one so I will leave it on that positive note.

THE PARTY LINE:

The Appraisal Foundation Advisory Council (TAFAC) is composed of 58 non-profit organizations and government agencies, which represent appraisers, users of appraisal services and government agencies. TAFAC serves to involve the public in the appraisal standards and appraiser qualifications development process.

Member organizations of TAFAC represent various professions and occupations. TAFAC currently includes organizations representing appraisers, home builders, real estate brokers, financial institution regulators, federal land acquisition agencies, the secondary mortgage market and the private mortgage insurance industry.

TAFAC makes recommendations to the Appraisal Standards Board (ASB), Appraiser Qualifications Board (AQB) and Board of Trustees (BOT) on major issues pending before the Boards.

In addition, recommendations are also made regarding agenda of projects, the selection of task forces,

:icon_idea:amendments to the Uniform Standards of Professional Appraisal Practice (USPAP), Statements or Advisory Opinions under development by the ASB and revisions to the AQB Appraiser Qualification Criteria and Interpretations/Clarifications.

<...... snip.......> As a group we are not victims, we are co-conspirators and by our own actions deserve to be treated as such. <.......snip.......>

Mr. Hatch,

Great rant, I enjoyed it and agreed with most of it. I don't agree with the above part and I am getting rather tired of hearing it to tell you the truth. This nonsense that "as a group" all of us are somehow responsible. I don't know about you, but myself, and most of us I would say, were never responsible for the original horrible lax licensing stuff that allowed trainee sweatshops to exist in the first place. Those licensing setups were not my idea, not yours, not hardly anyone that participates on this forum, not even Mr. Santora's I would imagine. The lack of controls over the numbers of trainees allowed per training appraiser, the lack of any requirements regarding who could supervise and who could not was not the responsibility of appraisers "as a group." We aren't one group. We are two groups. One ethical, the other not. And I reject statements that the ethical group has been responsible for the acts of the other group.

I'd like to look at something else while I am ranting too.

The Appraisal Standards Board (ASB) of The Appraisal Foundation develops, interprets, and amends the Uniform Standards of Professional Appraisal Practice (USPAP) on behalf of appraisers and users of appraisal services. The USPAP Q&A is a form of guidance issued by the ASB to respond to questions raised by appraisers, enforcement officials, users of appraisal services and the public to illustrate the applicability of USPAP in specific situations and to offer advice from the ASB for the resolution of appraisal issues and problems. The USPAP Q&A may not represent the only possible solution to the issues discussed nor may the advice provided be applied equally to seemingly similar situations. USPAP Q&A does not establish new standards or interpret existing standards. USPAP Q&A is not part of USPAP and is approved by the ASB without public exposure and comment.
I want to make it very clear to everyone, that when I post, I am responsible on behalf of users of my posts for interpreting my posts and that my posts are a form of guidance for these users from my authority I have in interpreting my posts for them. However, I want it clearly known that any post I make regarding my posts is NOT an interpretation of my existing posts. While I do offer advice on the resolution of appraisal issues and problems here on the forum, I want to stress that none of that advice can be taken to mean that any of it might actually contain any sort of solution for anyone on anything. So while I am charged with the authority to develop, interprete, and amend my own posts for the users of my posts, all such users are forewarned that regardless of what they may specifically ask me, or what issues they may really face, I will endeavor to make sure my posts never quite answer what is really needed and that any offered solutions will not really be solutions for anyone at all. Just more unanswered question generating material with few to no solutions for the dangling unanswered questions. We all know that seeking answers is foolish when dealing with those who yet are seeking to better understand the questions.

Webbed.

That certainly falls in line with the spirit of Q&A’s.:rof::rof:

Maybe USPAP should stop trying to answer general questions and stick to specifics.:Eyecrazy:

Woodyva,

Again, I'd remind you that nobody is preventing you from inserting a TOC in those reports. The system you oppose just doesn't support the addendum form you want to use to do it. That's got nothing to do with the SOW of those assignments

George:

I appreciate the fact that you at least try not to talk to people like they are idiots. Elitism is dangerous, none so more in this time and this industry. I don't want an arguement, but a solution. I think VA will handle it in such a way as to allow people from all different background to come together and make as many people happy as they can.

The system i oppose has admitted that they only limit the data because their system can not handle anything more. That they are truly involved in warehousing data and that they need it in the format they are requiring. The clients have only agree dto it because they have been "sold" on a system that will be replaced by MISMO.

Sadly Mr. Hatch you are happy with the status quo! Which is why you cannot be the CZAR!

Sandy:

Mr Hatch is anything but happy with the way things are. I know that he is ready for change, however you seem to not know what you are talking about. If i were you I would just sit along the sidelines and wait and see.

Mike,
USPAP probitis appraisers from advance $$$ targets. Do you think USPAP can prohibit non appraisers from anything? Who would enforce that prohitition, a radical group of fundamentalist residential appraisers, or just a couple of men in black?
